The Maintenance Lead is responsible for the operation and maintenance of facility mechanical systems and related automation to ensure machinery and systems operate safely, efficiently, and effectively. The role involves managing a team of up to 6 technicians with the responsibility of protecting and improving the value of the client's assets, implementing reliability-based maintenance, and continuously enhancing maintenance practices to maximize performance. Responsibilities

Perform maintenance and operation of building systems (fire/life safety, HVAC, plumbing, electrical, cabling, lighting, temperature controls, critical environments, light construction). Respond to and mitigate Alarm conditions, troubleshooting and driving to complete any necessary corrective action. Troubleshoot mechanical equipment, drives, actuators using BAS tools and OEM standards. Provide supervision, guidance and training on the site Building Automation System. Oversee the process and to maintain a robust critical spares inventory. Provide oversight and guidance for Maintenance, Repair and efficient troubleshooting for HVAC, Compressed Air, Vacuum, Electrical, Lab Gas and other site systems. Manage maintenance, repairs, and troubleshooting for refrigeration systems, including cold rooms and temperature-sensitive equipment. Respond to alarms for O2 and CO2 sensors and make necessary repairs and replacements. Oversee the provision of core site utilities to laboratory spaces and maintain regular communication with the Landlord’s service team to ensure minimal disruption. Develop and implement maintenance plans incorporating preventive, corrective, and reliability procedures. Ensure safety hazards are identified and remediated and manage safety training programs. Participate in Reliability Centered Maintenance best practices. Ensure compliance with regulatory laws and guidelines related to building infrastructure. Maintain infrastructure and compliance documentation. Oversee contractor activities within the building ensuring compliance with site policies. Use Computerized Maintenance Management Systems for work planning and documentation of work performed and labor hours. Keep records of building rounds, engineering logs, and data sheets. Flexible in the day-to-day activities and scheduling for the benefit of the customer. Provides immediate response to a variety of facility issues to include plumbing, electrical, carpentry and other site emergencies. Develops estimates and presents proposals to site leadership. Assists other trade professionals as necessary to complete team objectives. Must have availability to respond to after-hours emergencies on-site only as needed. Must have ability to read and understand operator and service manuals, specifications and drawings. Works at varying heights using ladders, scaffolding, aerial and platform lifts. Adapts appropriately to temporary adjustments in work schedule to accommodate projects and other site demands. Other duties as assigned by Manager or Supervisor. Required Qualifications

Education: High School graduate or GED. 1+ years facility related work experience, including customer service, leadership and supervisory experience. Extensive knowledge of computer applications including BAS, Microsoft Office and CMMS systems. Have the ability to regularly lift up to 50 lbs. Have the ability to regularly climb extension ladders, roof ladders, stepladders, and stairs as required during shift. Have the flexibility to bend/stoop, squat repetitive during shift. Have the ability to stretch/reach on a repetitive basis during shift. Have the ability to walk extensively throughout the facility during shift. Have the ability to participate in a respiratory protection plan to include use of a respirator or PAPR. Have a valid certificate to handle varying type of refrigerant (EPA 608 or equivalent). Preferred Qualifications

Previous experience in Life Science or controlled environment facilities. Background in facility management or operations coordination. Experience with KPI tracking and performance measurement. Knowledge of emergency response planning and safety protocols. Familiarity with Life Science regulatory requirements and compliance. Experience coordinating corporate events and amenities. Background in inventory management systems. Previous vendor management and procurement experience. Understanding of finance processes including accruals and invoice processing. Experience with building access control systems and security protocols. Location: Onsite Work Schedule: 7am – 3:30pm M-F Seniority level
