Overview
Director of Property Management - Currie Hall at ACC. Reports to Regional Director. Location: Currie Hall - Los Angeles, CA. Employment Type: Full Time. Compensation: $90,000 / year. The Director of Property Management plays a pivotal role in enhancing the resident experience across multiple properties and serves as a key step in transitioning from single-property management to regional operations. You will develop and execute strategies for leasing, marketing, expense control, and facilities operations, as well as recruit, hire, and mentor teams to drive performance and foster a positive work culture. The Director collaborates with university partners and internal support teams to address concerns and advocate for capital improvements that bolster property value. Job Responsibilities
Drive a continuously improving resident experience by directing leasing, marketing, and facilities operations for multiple properties to meet ACC standards. Recruit, hire, supervise, train, coach, and develop direct reports; create a positive, engaging workplace for teams. Conduct performance evaluations of direct reports and hold performance discussions with team members. Collaborate with supervisor and Human Resources on compensation adjustments for direct reports. Ensure the portfolio has well-executed leasing, marketing, and facilities operations strategies with timely and measurable action plans. Set goals with property leaders, conduct performance evaluations and development plans; collaborate with the Regional Director on succession planning and cross-training for operational flexibility. Oversee Senior Service Manager to ensure maintenance and curb appeal standards, efficient work order completion, and preventative maintenance; advocate for capital improvements as needed to maximize asset value. Oversee Resident Experience Managers (if applicable) to ensure effective resident communications, building administration, and logistics; serve as additional lease executor (if applicable); oversee collections and evictions as needed. Attend resident events as needed and resolve escalated resident concerns. Direct portfolio performance to budget, maximizing revenue while minimizing controllable expenses and vendor costs; utilize vendor partnerships as appropriate. Lead portfolio-wide communication to align with operational goals; implement policies to increase a safe work environment for all employees. Ensure University partners are informed and supported; act as go-to market liaison and attend events as needed; handle escalated concerns. Partner with support teams (HR, Facilities, and Retail support) to address concerns and remove roadblocks for teams. Maintain key control oversight, including key box access. Other duties as assigned by manager. Supervisory Responsibilities
Carries out supervisory responsibilities including interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Qualifications
Education/Experience: 5 years of leadership experience in student or multi-family housing, or a similar industry. Bachelor’s degree in business or a relevant field preferred. Skills in leasing and marketing, customer service, facilities management, budgeting, supervision, business administration, public relations, residence life, and a combination of business and student development skills.
