Overview
This role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality. Responsibilities
Assists and completes work orders generated from resident requests for service, diagnosing the source or cause of defects or problems, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversees and completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies, completing all maintenance tasks, and inspecting completed work. Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to reflect Greystar’s high-quality standards. Periodically inspects work performed by other service team members to assess policy effectiveness and develop corrective action plans as needed. Periodically inspects work performed by contractors, vendors and other service providers to verify that work, materials, and services meet quality standards, scope and specifications. Maintains adequate inventory of spare parts and maintenance materials; works with Community Manager to order supplies and tools within budget guidelines. Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Assists Community Manager in developing the budget for regular repair and maintenance and capital projects. Supports cost-cutting and expense-control programs by fixing rather than replacing parts when possible and using materials and tools efficiently. Conducts regularly scheduled safety meetings, ensures all MSDS sheets are current, and stays up to date on OSHA and safety-related laws to ensure compliance. Demonstrates customer-service skills by treating residents with respect, answering questions, and addressing maintenance-related concerns with urgency. The hourly rate for this position is $35.00 - $38.00/hr. Basic Knowledge & Qualifications
High school diploma, GED, or related experience and training. Experience in property management maintenance or related trade. Ability to provide own hand tools and operate them safely; skilled in using power tools and maintenance equipment. Ability to apply logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication to interact with residents and team members. Ability to read, write, and communicate effectively to represent management and answer questions about department policies. Proficiency in internet, word processing, spreadsheet, and database programs; property management system experience preferred. Mathematical skills to perform basic calculations for financial, administrative, and legal documents. Specialized Skills
EPA Type I and II or Universal certifications if working on sealed HVAC systems. All certifications as required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Travel / Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects; work in various areas. Work indoors and outdoors in all weather conditions. Lift up to 25 pounds alone, 50 pounds with assistance; may require more with job needs. Local travel may be required for meetings, training, or other duties; flexible schedule including evenings, weekends, and holidays. Compensation & Benefits
