Job title: Sales Consultant (Greystar) – Tukwila, WA A lifestyle and sales consultant executes the property\'s marketing, leasing, event management, and renewal strategies to achieve occupancy, revenue, and resident retention goals by creating an exceptional living experience from first tour to long-term residency. As the first point of contact for prospective residents, you will guide them through the leasing process with professionalism, enthusiasm, and a deep understanding of the unique lifestyle our community offers. Beyond leasing, you’ll bring the community to life by supporting the planning and executing engaging events, fostering meaningful connections, and supporting a vibrant, active lifestyle for our residents. Responsibilities
Perform all sales and leasing activities to achieve the property\'s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartment homes, maintaining relationships through follow-up and discovery, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Collect all pertinent information from prospective residents at move-in and record as appropriate. Update the market survey to stay informed about current market and competitor conditions that may impact occupancy and rents; develop and implement short- and long-term marketing plans; follow policies related to concessions and programs to boost occupancy. Design and execute marketing activities and events to drive traffic to the property, including resident referrals and employer outreach, using internet marketing tools, and following property-specific marketing plans and programs. Use on-site property management software (e.g., Entrata, Yardi) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture demographic information. Ensure that the property and show units meet standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities. Support lease renewals by preparing renewal letters and packages, contacting renewing residents in advance of move-out dates, and ensuring documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems or document requests. Provide excellent customer service by treating residents with respect, answering questions, and addressing complaints about maintenance services. Attend community and networking events, align with local associations, and participate in outreach marketing to drive traffic and generate leads. Utilize CRM to maintain an accurate prospect database, conduct meaningful follow-up, and coordinate follow-up deliveries as needed. Organize and maintain sales collateral, marketing materials, and materials for realtors and transitioning companies. Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects; crawl in confined areas as needed. Work indoors and outdoors in varied weather conditions. Lift or move up to 25 pounds independently and up to 50 pounds with assistance. Occasional travel to assist other properties, attend trainings, or participate in meetings as required. Ability to work a flexible schedule, including evenings, weekends, and holidays. Compensation and Benefits
The hourly range for this position is $24.00 - $25.00 in addition to an owner-approved bonus structure. Additional Compensation : Corporate Positions: Eligible for quarterly or annual bonuses based on performance. Onsite Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
