Join Team Royal! We have a current opening for a Project Manager to support our Infrastructure projects. This position can sit out of either office location: Sacramento, CA or Pleasanton, CA. Responsibilities and requirements below reflect the role as Project Manager for infrastructure projects. Responsibilities
Build and maintain relationships with General Contractors, Project Owners, Subcontractors, and vendors to promote project success. Serve as the primary point person from preconstruction through project closeout. Delegate tasks to team members and ensure the project team understands the project. Coordinate between Field Operations and Preconstruction (preplanning, prefabrication) and actively implement the project plan. Review construction documents for inconsistencies and develop RFIs. Perform detailed estimates of revised construction documents and provide clarifications with clear inclusions/exclusions. Review and interpret specifications, coordinate discrepancies with contract documents, redline, and/or provide cost for items outside of the design base on design-build or design-assist projects. Create subcontracts while working toward buyout from estimate; include terms and conditions that limit company risk and clearly identify project scope inclusions and exclusions. Partner with Contracts to review and interpret contract scope inclusions and exclusions, determine timelines for required notices/rights/remedies, and ensure milestones in the base bid schedule are achievable. Identify long-lead items early; ensure procurement is tracked and released to support schedule milestones. Set up project budget with Estimating to achieve early recognition of actual costs across labor, material, subcontractors, equipment, and overhead. Understand lump sum vs. unit price contracts. Verify budget after upload ensuring contract, budget, and billing accuracy. Determine project labor tracking strategy and set up labor codes accordingly; gather hours from Superintendent and Foreman for verification. Monitor and own the procurement and construction schedule and escalate impacts with the customer as needed, maintaining documentation. Collect field feedback to present accurate information for CTCs; create projections for CTCs for Project Executive review. Prepare accurate project cost projections monthly; monitor labor tracking and weekly look-ahead schedules to mitigate impacts on schedule or cost. Oversee timely project requirements and documentation (submittals, RFIs, delay notices, potential claims, extended overheads). Maximize cash flow by balancing project cost with timing of income; facilitate buyouts with estimating and project teams, understanding labor and material trends, and submitting billings and change orders. Proactively assist subcontractors with billings, change orders, and negotiations. Coach Project Engineers and Senior Project Engineers toward successful accomplishment of key results. Who you are

Education & Experience
Bachelor’s degree in a relevant field with at least 5 years of related experience, or equivalent combination of technical training and related experience. Required Skills & Abilities
Understand the entire construction process from design to close-out, including bid analysis, budgeting, writing scopes of work, document interpretation, design-build and negotiated projects. Ability to read and understand plans and specifications. Excellent leadership, communication, and organizational skills. Ability to prioritize, complete tasks, and address issues in a timely manner. Ability to effectively delegate tasks to the project team. Proficient in Microsoft Office Suite, Bluebeam, Accubid, PlanGrid, Procore. Strong written and verbal communication skills. Ability to build and maintain relations with customers, vendors, and subcontractors. Ability to work with a team and independently. Ability to work both in office and on jobsites; willingness to travel out of state for infrastructure projects. Must be eligible to pass airport badging process and have a valid driver’s license. Experience managing airfield lighting or other infrastructure projects. Salary Range
