A growing real estate investment firm is seeking an Asset Manager to join the team based in Dallas.
Responsibilities
Analyze financial terms of lease proposals using lease/rent calculations and net present value (NPV) analysis to ensure alignment with market conditions and long-term asset objectives.
Oversee day-to-day property operations across the asset portfolio.
Develop, draft, and present recommendations on property operations, capital planning, and investment strategy for Investment Committee review.
Manage property-level analyses, including CAM reconciliations, property management contracts, and construction projects.
Prepare, review, and approve annual operating and capital budgets to support strategic business plans.
Perform analyses of potential lease transactions to confirm consistency with budgets and pro forma assumptions.
Conduct in-depth market research to evaluate asset positioning, leasing performance, and investment potential; maintain updated demographic and market data for planning and reporting.
Take ownership of initial capital and operating budgets, and review acquisition underwriting assumptions for accuracy and feasibility.
Review and analyze leases, lease abstracts, capital improvement budgets, and operational budgets to ensure alignment with asset strategy.
Qualifications
Undergraduate degree required, preferably in Business, Finance, Accounting, Real Estate or equivalent
Minimum 7 years of related real estate and asset management experience.
Strong knowledge of Argus, Yardi and Excel
Must be able to work in fast-paced environment with ability to effectively and efficiently manage multiple projects
Exceptional written and verbal communication skills, including ability to articulate recommendations in concise and timely manner
