Overview

JOB SUMMARY: Oversees all aspects of assigned commercial properties. Ensures properties are operated in accordance with the Owners goals. Develops and maintains Tenant and Vendor relationships at assigned properties. Responsibilities

Operates assigned properties pursuant to management agreement with Owners. Tracks communications and contact information in Yardi. Initiates and maintains positive tenant and community relations in the best interest of Regency and Owners. Assists tenants in resolving issues or engaging appropriate support personnel to resolve issues. Works with Lease Administration to enforce rules, regulations, statutes, etc. that relate to the Owners or Tenants. Ensures assigned properties are in clean, safe and functional condition at all times in alignment with the goals and image of Regency and/or the Owners; performs periodic inspections to ensure repairs and maintenance are performed properly. Maintains site plans detailing locations of electrical, water, gas shutoffs, clean-out traps, fire hydrants, riser rooms, roof zones, parking lot zones, etc.; monitors utility website, accounts, meters, etc. Keeps up with market trends and regulatory changes affecting property value, competition, or development; monitors local economic trends and major employer news within assigned markets. Informs COO, VP of Property Management, and VP of Lease Administration of tenant status when necessary (e.g., premature vacates, nonrenewal likelihood, prospective tenants, and lease optimization opportunities). Assists in preparing annual operating budgets for assigned properties and ensures operating costs stay within budget. Reviews monthly expenses, identifies anomalies or trends, and recommends adjustments; prepares management and property reports for asset meetings and property management meetings. Identifies opportunities for cost-saving programs; approves expenditures per the management agreement and ensures work meets quality standards. Obtains prior approval from Owners for unbudgeted expenditures. Manages Maintenance Technicians and vendors as assigned; vetting and contracting to maintain properties per company standards; maintains vendor contracts or master service agreements. Evaluates work against scope, ensures preventative maintenance on company-owned tools and equipment, and improves processes to maximize efficiency and revenue. Promotes a safety-conscious environment and engages with the community (e.g., Chamber of Commerce, local officials, new business openings). Remains available for emergency calls after normal business hours. Maximizes utilization of the Yardi system for Property Management. Performs other duties and projects as assigned. Qualifications

Education: Bachelor’s degree or equivalent combination of education and/or experience. Skills: Strong written and verbal communication; problem solving; project management; strong computer skills; strong organizational and time management; able to work efficiently in a team environment; Yardi enterprise software experience is a plus. Requirements: Has a valid driver’s license and reliable personal transportation. Regular domestic travel is required. Regular and reliable attendance. Employment details
