Overview

Action Property Management is seeking a full-time Maintenance Technician II to join our team at 2177 Third, San Francisco. Maintenance Technician II is responsible for maintaining and repairing the common areas and amenities of the HOA community. This role involves performing a variety of maintenance tasks, including preventative maintenance, repairs, and troubleshooting. Compensation & Schedule

Compensation:

$35.00 - $37.00 Per Hour Schedule:

Sunday - Thursday; 7:30 AM - 4:00 PM + On-Call What You’ll Do (Job Duties)

Physical Duties: Have a working knowledge of high-rise mechanical, electrical, plumbing, HVAC and fire/life/safety systems. Operate, maintain sanitary sewer systems, including sump pumps, basins, water closets, urinals and piping. Perform, in a timely manner, all maintenance prescribed by the Operations & Maintenance Manual or the Supervisor. Inspect, test, troubleshoot and repair project mechanical, electrical, plumbing and HVAC systems as directed by the Supervisor. Maintain and repair project wall and wood surfaces, including carpentry and regular patching repair, painting and light furniture refurbishment. Perform a wide variety of complex tasks to assist in the regular repair and maintenance activities including: preventive maintenance, masonry, electrical, HVAC, plumbing, boiler inspections, and mechanical. Perform in-unit HVAC filter replacement, smoke alarm battery replacement, and minor repairs as scheduled and directed by the Supervisor. Assist housekeeping staff in the transport of items for cleaning or clearing of areas to be cleaned. Supervise the movement of third party vendors and materials across the project. Inspection

Conduct routine project inspections as directed by the Supervisor. Conduct follow up inspection of items noted in need of maintenance or repair, including Annual Maintenance Report punch list items. Reporting

Maintain the work order task log. Maintain the preventive maintenance monthly log. Timely report project inspection results. Maintain the inventory of tools and supply. Emergency Response

Maintain preparedness for emergency response to flood, fire, power outage, earthquake and other disaster. Maintain certification as Alternate or Fire Safety Director. Respond to project emergencies. Who You Are (Skills/Experience)

Strong mechanical and technical skills. Ability to read and interpret blueprints, schematics, and technical manuals. Knowledge of building codes and safety regulations. Excellent problem solving and troubleshooting abilities. Ability to work independently and as part of a team. General computer proficiency in Microsoft Office and SharePoint. Ability to learn and operate the property management software utilized by Action Property Management. Customer service oriented. Ability to work in a dynamic environment with potential for rapid changes in deadlines and priorities. Ability to contact prospective vendors to collect proposals for specific projects as directed by the General Manager. Education / Certifications

High School Diploma / GED – Required. General equipment maintenance or related fields – Required. Maintenance of a Valid CA Driver’s License – Required. Interim HVAC Trade School / College courses in related fields – Required. EPA 608 Certification is a plus. Weekly Fire Pump Testing Certification is a plus. Note:
