Verrado – Buckeye, AZ The Director, Community Asset Management (the “Director”) is responsible for the management, day-to-day and long-term care of Verrado's landscape. The Director provides a professional approach grounded in exceptional customer service while utilizing experience, skills, and effective communication in all interactions. Working collaboratively with Verrado's Executive Director, the Director oversees all aspects of Verrado's community-wide landscape maintenance and operations and works with the Verrado Community Life Team, board of directors, developer, contractors and community stakeholders on general community landscape operations. The Director ensures the community meets sustainable landscape maintenance best practices and serves as the staff expert on arboriculture, trees and plant material native to the Arizona landscape. The Director leads, coaches, motivates and inspires a team of professionals dedicated to Verrado’s native and built environments and sustainability. Oversee and lead the onsite Verrado community landscape team that manages all aspects of landscape and maintenance operations for the Verrado community. Oversee day-to-day operations of all community common area landscape and water management initiatives; oversee irrigation systems and provide strategic oversight of water usage, making recommendations to the Verrado board in partnership with contracted vendors. Provide strategic guidance to the landscape team, including the landscape maintenance contractor; ensure contract specifications are appropriate and fulfilled for community entities. Oversee ongoing landscape maintenance and installation projects, including annual capital improvement projects specific to landscape operations. Prepare and issue requests for proposals for landscape and facility operating and capital projects; manage bids, vendor selection, and contract vetting. Serve as project manager for large-scale landscape projects; prepare regular reports for the Developer, Board and Verrado Community Life team. Deliver monthly water reports to the Board and Landscape Advisory Committee; provide annual water usage reports to the Arizona Department of Water Resources (ADWR). Oversee all aspects of water management to meet the ADWR 5th Water Management Plan and promote water conservation. Collaborate with Developer partners and boards to ensure fulfillment of contractual obligations and provide guidance on community asset management matters. Develop an annual budget and operating plan aligned with strategic goals; monitor performance against objectives. Maintain relationships with boards; provide formal and informal reports and ensure open communication on essential matters. Ensure community aesthetics meet established standards and sustain high-quality maintenance of a master-planned community. Monitor development progress to align landscape, cost and quality within budget; participate in turnover from the developer to the Verrado Master Community. Ensure adherence to local, county, state and federal regulations; manage permitting processes and related activities. Coordinate consultants, including site evaluations and review of plans for parks and common area maintenance; participate in design meetings and planning charettes as a subject matter expert on landscape. Partner with Community Operations Manager on risk management and community safety; respond to 24-hour emergency calls per the community association protocol. Attend after-hours Board meetings, committee meetings, events and other functions as necessary. Promote compliance with Community Standards and conduct educational workshops on desert landscape and drought-tolerant palettes to foster resident engagement. Qualifications

Education & Certification Bachelor’s degree in Landscape Architecture, Horticulture, Environmental Science, or a related field (required) Certified Arborist or Landscape Industry Certified Technician (preferred) Valid driver’s license (required) Knowledge & Experience A minimum of 10 years of experience in landscape maintenance, arboriculture, design, or management, preferably in large-scale or multi-site communities At least 3–5 years in a leadership or director-level role Strong knowledge of Arizona plant palettes and water management; proven vendor/contract management and budget experience Experience in large-scale community settings, municipal parks/recreation, or similar environments; familiarity with project management tools and working with volunteers and boards is desirable Technical Skills Knowledge of horticultural practices, irrigation, arboriculture, turf management Proficient in landscape design software and project management tools Understanding of sustainable landscaping and water conservation; familiarity with local regulations and HOA expectations Project, Operations & Budgeting Ability to oversee multiple landscape projects concurrently; experience with long-term master planning and quality control Experience developing and managing operating and capital budgets; ability to develop RFPs and negotiate service contracts Personal Traits Attention to detail, proactive problem-solver, and commitment to customer service Strong communication and ability to engage with diverse groups Flexibility to handle after-hours emergencies and special projects Operating Principles Promote collaboration with stakeholders; demonstrate tact, diplomacy and inclusiveness Model a work style of mutual respect and responsiveness to changing needs Align with Cohere’s mission and values Deadline/Status : Open until filled; posting may be withdrawn when adequate candidates are identified.
