Onsite Community Association Manager – High-Rise Condominium

Full-Time | $115,000 – $125,000 per year

This early 20th-century high-rise condominium community features 340+ units, a dedicated two-person management office, 24/7 door staff, and a skilled maintenance team. The Association is proactive in maintaining the building’s historic character while planning and executing capital projects for the future. We are seeking an experienced
Onsite Community Association Manager
to oversee daily operations, staff, finances, projects, and Board relations. The ideal candidate will be hands-on, detail-oriented, and proactive in problem-solving. Responsibilities
Resident & Board Relations
– Serve as the primary contact for residents and Board members; provide clear, courteous, and professional communication. Financial Management
– Prepare and manage budgets, monitor assessments and delinquencies, review financials, oversee audits, and ensure compliance with reserve funding plans. Project & Contract Oversight
– Manage major capital projects, competitive bids, vendor contracts, insurance compliance, and ensure timely, on-budget completion. Staff Leadership
– Supervise office, door, janitorial, and maintenance staff, including union personnel; conduct performance reviews; coordinate with the Chief Engineer. Administration
– Maintain association files and compliance records, prepare Board/annual meeting agendas and minutes, and manage owner communications. Building Operations & Inspections
– Oversee preventive maintenance, weekly and annual inspections, city compliance requirements, and resident construction approvals. Emergency Preparedness
– Be available for 24/7 emergency response, maintain safety protocols, and coordinate with city agencies as required. Requirements
Experience:
Minimum 5 years as an on-site condominium manager (high-rise preferred). License:
Illinois Community Association Manager (CAM) License (required). Skills:
Proficiency in Microsoft Office; knowledge of accounting, budgeting, payroll, and HR systems. Familiarity with BuildingLink, Paylocity, CINC, and HomeWise Docs a plus. Leadership:
Proven success managing union staff and leading multi-disciplinary teams. Mindset:
Organized, detail-driven, customer-focused, and proactive in addressing issues before they escalate. Benefits
