Revenue Manager Job Description The Revenue & Reservations Manager is responsible for developing and implementing strategies to optimize room revenue, occupancy, and average daily rate (ADR) at the Waikiki Resort Hotel. This role leverages data-driven insights and competitive intelligence to maximize RevPAR while aligning with the hotel’s brand standards, inventory strategy, and operational capabilities. In addition to revenue management, the position oversees all reservation operations to ensure accuracy, efficiency, and excellent guest service. Through effective forecasting, pricing strategies, and team leadership, the Revenue & Reservations Manager plays a critical role in both the hotel’s financial success and service delivery. Essential Duties and Responsibilities Analyze booking trends, market demand, and historical data to create dynamic pricing and inventory strategies. Monitor and manage rate parity and distribution across all booking channels (OTA, direct, GDS, etc.). Collaborate with Sales, Marketing, and Front Office teams to align on group pricing, promotions, and demand forecasts. Forecast occupancy, revenue, and demand weekly, monthly, and annually. Optimize inventory and pricing using Opera Cloud and associated revenue management systems. Conduct competitive set analysis, STR report reviews, and identify key market shifts. Evaluate channel performance, booking pace, and promotional effectiveness. Manage rate loading, restrictions, and yield controls in all systems. Participate in budget planning and support financial reporting with revenue metrics. Report regularly to senior management on performance, opportunities, and risks. Identify and implement automation tools and best practices to improve efficiency. Train and develop reservation team members to meet productivity and customer service goals. Identify and implement process improvements in both revenue management and reservations workflow. Lead and manage the Reservations team, ensuring prompt and professional handling of all individual and group bookings. Oversee daily reservations operations to ensure accuracy in inventory, rates, and guest details. Qualifications High School or equivalent education required. Minimum 3-5 years of hotel revenue management experience. Proficiency with PMS (Opera Cloud preferred), channel managers, and RMS systems. Excellent analytical, strategic thinking, and problem-solving skills. Familiarity with OTA platforms, booking engines, and travel industry distribution. Strong communication and interpersonal skills; ability to collaborate cross-functionally. High proficiency in Microsoft Excel and revenue modeling tools. Knowledge of group blocks, rate plans, direct/OTA bookings, and call center standards. Skill in up-selling and conversion strategies to boost revenue at point-of-reservation. Ability to prepare and present occupancy forecasts, booking pace, and performance reports to senior leadership. Experience analyzing channel performance and promotional effectiveness. Preferred Skills Bachelor’s Degree in Hotel Management, Human Resources, Hospitality, Business Administration or related major. Experience with collective bargaining agreements (CBA). Multilingual abilities, especially in Korean or Japanese, are a plus. Excellent communication skills to coordinate with Sales, Front Office, Marketing, and Finance. Strong leadership and coaching ability to train reservation agents and guide revenue decisions. Collaborative mindset to align reservation operations with promotional and sales initiatives.
