Overview
Plant Operations & Maintenance Engineer 1; Facilities Management. Posting #5288. The Plant Operations & Maintenance Engineer 1 performs skilled level work under guidance, assisting with chemical testing on boiler feed water, chilled and hot water systems, and maintenance of the campus chiller plant, central steam plant, steam distribution system, and related equipment. The position aims to improve job skills and increase technical knowledge, with on-the-job training and required coursework.
Duties and Responsibilities
Under the guidance of the Plant Operations & Maintenance Engineer 2, perform skilled level tasks in maintaining industrial boilers, hot water heaters, cooling towers, chillers and pumping systems in accordance with department utility distribution schedules.
Under general supervision, maintain, repair, and overhaul equipment associated with the operation and maintenance of the chiller plant, central steam plant, and steam distribution systems.
Submit progress reports to ensure proper job accounting and to identify and resolve problems that may affect delays, damage, or interruption of utility services to the campus.
Assist in developing plant operations strategies and schedules to promote efficient use of heating, cooling energy, and water resources.
Under guidance, perform diagnostic tests, preventative maintenance, and troubleshooting to maximize equipment reliability.
Continually expand knowledge of the trade through appropriate courses and publications.
Maintain knowledge of relevant codes and regulations and apply them consistently in daily activities.
Read and interpret blueprints, specifications, shop drawings, schematics, and manufacturer specifications to determine job requirements and procedures.
Share trade knowledge and train skilled and semi-skilled employees in plant operations and maintenance practices.
Maintain records of machinery and equipment operations in accordance with state and federal regulatory requirements.
Specify and order materials, parts, and supplies as needed, keeping appropriate parties informed.
Maintain good working relationships with students, faculty, staff, and vendors; adhere to University policies and procedures.
Maintain a neat and orderly work area and keep tools and equipment in good condition.
Work from ladders and scaffolding and operate in confined spaces as required.
Safety
Follow and enforce safety practices appropriate to building maintenance and comply with University and governmental regulations.
Be aware of typical workplace hazards and special hazards at University facilities (biohazards, low-grade radiation, chemicals).
Follow governmental procedures for dealing with special hazards and promptly report unusual conditions to the supervisor.
Special Conditions of Employment
Must be able to work assigned hours and may be on any shift. May be designated as essential personnel with occasional overtime, call backs, and 24/7 on-call rotation.
Must possess a valid California driver’s license and may be required to drive University vehicles.
Must wear a uniform prescribed and furnished by USD.
May work near laboratories where biohazards or hazardous substances are stored or used.
Must continually expand knowledge in building operations and maintenance techniques and attend training.
Must work individually or in teams and coordinate with other groups and departments.
May be assigned to any USD facility/location.
Performs other duties as assigned.
Background Check Successful completion of a pre-employment background check.
Degree Verification Requirement Official education transcripts will be required for degree verification purposes.
Minimum Qualifications
HS Diploma or GED and 2 years of work experience at the Maintenance Mechanic 2 level, plus an additional 2 years in Central Plant or Stationary Engineers field.
Possession of a valid motor vehicle operator’s license required.
Equivalent education/experience may substitute for all minimum qualifications except where legal requirements apply (license/certification/registration).
Preferred Qualifications
General knowledge of customer service techniques.
Demonstrated successful customer service experience.
Work experience in Plant or Stationary Engineers field.
Technical training in maintenance of plant equipment and systems.
Experience in higher education or similar industry.
Performance Knowledge, Skills and Abilities
Demonstrated skilled knowledge in one or more functional areas.
Maintenance and repair procedures including preventative maintenance and troubleshooting.
Knowledge of operation and maintenance of gas-fired boilers, hot water heaters, cooling towers, rotary screw chillers, generators, and pumps (under supervision).
Ability to repair and troubleshoot equipment, including boilers, chillers, generators, and pumps.
Knowledge of industrial water chemistry; ability to conduct chemical tests on boiler, soft, and chiller water systems.
Knowledge of electrical and low voltage controls; ability to troubleshoot and repair.
Proficiency with common Plant Operations test equipment.
Ability to operate and maintain hand and power tools.
Ability to follow safe working procedures and health and safety plans; report unsafe conditions.
Effective spoken and written communication; strong interpersonal and customer service skills.
Working knowledge of applicable codes and regulations (California and Federal OSHA).
Ability to read and interpret blueprints, specifications, shop drawings, schematics, and manufacturer specifications.
Physical ability to perform indicated tasks and establish strong working relationships with diverse populations.
Ability to access and use computer systems for word processing, records retrieval and communication.
Certificates, Licenses, Registrations
EPA Refrigeration Certificate or obtain within the first 120 days of employment.
