Position Overview

Our Co-Living division oversees a multi-site, shared-housing portfolio that provides residents with safe, high-quality, community-driven living spaces. The Maintenance Technician II is a hands-on, client- and resident-facing role responsible for ensuring that our properties remain well-maintained, safe, and functional. This position blends technical expertise, proactive problem-solving, and excellent customer service. The Maintenance Technician II completes daily repair requests, conducts preventative maintenance, supports seasonal and emergency preparedness, and acts as a visible and approachable presence at our properties. As part of the Co-Living Maintenance Team, this role collaborates closely with the Maintenance Coordinator, property management staff, and residents to deliver on our brand promise: homes that are well-cared for, communities that thrive, and clients who trust Nest DC for peace of mind. Key Responsibilities

Maintenance & Repairs Diagnose, perform, and bill for all approved repairs in a timely and professional manner. Complete assigned tickets within 24 hours when possible. Review all assigned tickets daily, gather necessary supplies, and close out work orders promptly. Schedule appointments directly through AppFolio, updating notes and status in real time. Leave spaces clean, safe, and tidy after repairs, relocking and securing doors as found. Assist staff and residents in troubleshooting or problem-solving maintenance issues. Preventive Maintenance Perform visual safety inspections at each visit (smoke detectors, fire extinguishers, bulbs, HVAC filters). Conduct quarterly walkthroughs of each property to assess common area, exterior, and interior conditions. Plan and execute seasonal tasks (e.g., HVAC filter changes, hot water heater flushes) with the Maintenance Coordinator. Prepares properties in advance of weather-related emergencies, including clearing drains, providing sandbags, ice melt, and snow shovels, and ensuring resident safety. Resident & Client Engagement Act as a friendly, professional presence at properties, building trust with residents. Leave door tags/maintenance sheets with updates on work completed. Communicate kindly and clearly with residents regarding maintenance issues and expectations. Alert the team to any potential liabilities, larger repairs, or safety concerns. Operations & Reporting Retain and upload receipts for all supplies purchased to ensure accurate reimbursement billing. Maintain a current inventory of tools and equipment carried. Provide clear reports of inspections and walkthroughs to the Maintenance Coordinator. Attend and participate in maintenance meetings and full staff meetings, prepared and on time. Contribute to team performance goals for billable hours, resolution speed, and resident satisfaction. Safety & Compliance Care for and maintain all personal and company equipment. Operate within OSHA standards and company safety policies at all times. Follow the company code of conduct, policies, and procedures. Ensure safety measures are taken before performing any repair or project. Skills & Qualifications Specific Skills Strong working knowledge of residential plumbing, electrical, HVAC, carpentry, and appliance repair. Ability to safely operate hand tools, power tools, and diagnostic equipment. Skilled in troubleshooting and problem-solving maintenance issues. Familiarity with AppFolio or similar property management software. Competence in reading floor plans, equipment manuals, and safety guidelines. Strong organizational skills with the ability to manage multiple tasks daily. Education & Experience 2–4 years of relevant maintenance or residential building experience required. Experience in multi-family or co-living environments strongly preferred. EPA certification (optional but preferred). Soft Skills Friendly, approachable, and service-minded. Adaptable to a fast-paced, multi-site environment. Proactive in spotting and resolving issues. Excellent communication and teamwork skills. Detail-oriented with a strong commitment to leaving properties safe, clean, and functional. Physical Requirements Ability to lift and carry up to 50 lbs. Comfortable with climbing stairs, ladders, bending, kneeling, and confined space work. Ability to walk or stand for extended periods during inspections and repairs. Tolerance for varied environmental conditions (heat, cold, inclement weather).
