Property Owner in Denver, CO looking for a Designer & Contractor
Hi! My wife and I own a 3 bed / 2 bath home in South Denver. It backs up to a hospital, has a massive back yard, and has a two car garage. The property used to be our primary residence, but about a year ago, we moved to Aurora to be closer to family and friends. I recently learned that Denver passed legislation late last year allowing ADUs to be built on all residentially zoned properties. Right now, we're basically breaking even with rent at $3200. I'm attracted to the idea of 1) renovating the garage to turn the house into a 4 bed / 3 bath home and/or 2) constructing an ADU and renting that out separately. I'm also planning to list the property on Furnished Finders to target the mid-term rental market given the property is so close to a hospital.
The challenge is that I have no interest in learning the ins and outs of local regulations to determine what (if anything) is actually possible on the property. It does have a unique shape compared to properties around it, borders a utility easement, and still has all of the normal setback requirements. I'm looking for someone who would be willing and ableto help me figure out what my options are. from Denver | Colorado Springs | Mountains from Denver | Colorado Springs | Mountains You say "South Denver." Are you actually in the city of Denver? If you happen to be in Centennial, they allow non-owner occupied short-term rentals, so you could operate an STR if you were interested. (Airbnbs are more money ... and a little more work.) In terms of designers, I've had a few Airbnb clients in the Denver area use Terri-Leigh at Found Home. They were very happy and their STR revenues would say it was worth it. How many investment properties do you have? My understanding is thatDenver has their own overlay of the legislation which does not exactly match the state's approach. You need someone familiar with Denver if it's in Denver. Generally speaking, the difficulty with ADUs is financing the construction or getting the cash back after you pay for the improvements out of pocket.
