Overview
Under the direction of the Chief or Assistant Chief Engineers, the Stationary Engineer's primary responsibility is to provide operations and maintenance support to the facilities. This includes maintenance, repair and preventive maintenance on building systems and equipment within the contract between JLL and the client. This position is attached to the Collective Bargaining Agreement between JLL and the International Union of Operating Engineers - Local 39. Responsibilities
Perform all plumbing, electrical, or HVAC tasks required in any of the client buildings. Maintain heating equipment, chillers, pumps, cooling towers, Fan Coil Units, VAV and air distribution systems, etc. Inspect Building Systems including Fire Alarm Panels/Systems, HVAC Equipment and plumbing systems to ensure operation within design capabilities and environmental conditions prescribed by the Client, Agencies Having Jurisdiction and JLL Best Practices. Verify field conditions and perform repairs or adjustments as necessary or as directed by Chief or Assistant Chief Engineers. Monitor and interact with Energy Management System/BMS onsite for equipment operations, troubleshooting and repairs as necessary. Proficient in reading and interpreting blueprints, single line diagrams, specifications, O&M manuals, close out packages, sequence of operations, etc., in the performance of duties to operate and maintain site equipment. Perform PM assignments as directed by the Chief or Assistant Chiefs in a timely manner and close them on time within the JLL CMMS System (Corrigo). Assist other team members in maintenance and repair efforts, and independently perform defined tasks associated with PMs, corrective maintenance and client requests. Inspect, maintain and repair electrical systems & distribution (UPS, normal and emergency power), fire alarm systems, plumbing systems, doors and hardware, lighting (inside and outside), and other systems as directed. Troubleshoot and isolate problems to root cause and repair issues accordingly. Proficient in the use of hand tools, electrical testing equipment and other tools of the trade needed for duties. Perform rounds and readings of site equipment & systems, including plant equipment, boilers, data center rounds, emergency power systems, life safety systems and related equipment; report findings to Chief or Assistant Chief Engineers. Install, align and repair equipment such as motors, bearings, seals, valves and piping; assist other engineers, controls technicians and vendors with major repairs, maintenance and installation as directed. Respond to emergencies on site as directed by Chief or Assistant Chief Engineers. Maintain accurate documentation of maintenance and repairs; use tools like Microsoft Office and CMMS systems as provided by client or JLL. Demonstrate good customer service, communicate effectively, and work well in teams. Operate site vehicles safely; vehicles are shared assets in 24/7 operations. Site requires DMV background checks to operate site vehicles. Follow the JLL Uniform Dress Code and comply with safety policies and PPE requirements; support a clean and safe workplace at all times. Perform any other duties as directed by the Chief or Assistant Chief Engineers. Physical Requirements / Work Environment
Proper lifting of equipment, materials and tools up to 50 lbs. Ability to hear and see alarms and detect changes in noise levels; use portable radios and cell phones as necessary. Occasional stooping, bending, kneeling, standing or sitting as part of duties. Work in positions such as on ladders or catwalks; work with hands above or below head. Work outdoors and on ground or rooftops in various weather conditions. Qualifications

High School Diploma or GED Local 39 Apprenticeship Program preferred Minimum of five (5) years of experience Knowledge / Skills / Abilities
Strong communication skills Excellent time management and root-cause problem solving abilities Highly organized with strong attention to detail Certifications / Licenses / Training
Universal CFC License High Rise Fire Safety Director Certification (within 6 months of hire) Additional Experience / Certifications
10+ years of related trade schooling or equivalent Any Electrical, HVAC or Professional Engineering License Compensation
Estimated compensation for this position: 154,814.00 USD per year. This range is an estimate and final compensation depends on qualifications, location, market conditions and internal considerations. Location
