Overview
Base pay range: $180,000.00/yr - $196,000.00/yr. Location: LOS ANGELES AREA. Job title: Construction Manager/OAR II. Other notes indicate this range is provided by PMCS Group, Inc. and that actual pay will be based on skills and experience. Responsibilities
Manages, oversees, and coordinates all facets of the pre-construction, bid and award, construction and close-out phases of all assigned projects. Reviews pre-construction documents and submits comments to the designer as necessary. Plans, organizes, and prepares reports to upper management regarding status and progress of projects. Coordinates with public agencies during pre-construction and construction to comply with off-site work; coordinates with District and Project staff. Manages project budget and schedule to meet the District\'s standards; monitors monthly budget to reflect project status/progress. Manages daily contractor activities, reviews construction schedules and submittals, and coordinates responses to contractor inquiries via RFCs and related documents. Reviews substitution submittals from contractors to ensure District requirements are met. Receives, reviews, and negotiates Contractor Change Order Proposals to achieve fair pricing; addresses schedule impacts timely. Reviews payments for contractors, architects, engineers, and other parties; administers provisions of professional service agreements between architects and the District. Coordinates District delivery of related fixtures, furniture, and equipment; monitors project close-out with respect to DSA certification and financial close-out. Performs other related duties as assigned. Required Experience
Fifteen (15) years full-time paid professional experience in Construction and/or Project/Construction Management of Commercial and/or Public/Educational Facility Construction. Five (5) of the fifteen (15) years should have full responsibility for coordinating complex projects with construction values over $20M. Additional Preferred Experience
Design Build Experience Experience utilizing Building Information Modeling (BIM) Experience with LEED-certified projects and/or CHPS Experience with Division of the State Architect (DSA) processes Safety and OSHA safety regulations (OSHA 30 minimum) Required Education
Bachelor\'s degree in architecture, engineering, or Construction Management from a recognized college or university. OR Bachelor\'s degree with the requirement to complete the Certified Construction Manager (CCM) credential within one (1) year of employment in the Facilities Services Division of the Los Angeles Unified School District. OR College undergraduates with more than 20 years of Construction or Project Management experience and CCM credential within one (1) year of employment in the Facilities Services Division. OR Possession of a valid CCM credential which may substitute for the required education. Preferred Licenses and Certifications
Valid Certificate of Registration as an Architect by the California Architectural Board or Professional Engineer by the State Board for Professional Engineers and Land Surveyors Valid Construction Manager (CCM) credential by the Construction Manager Certification Institute (CMCI) Duties

Recent experience as lead in modernization and/or construction of educational or large commercial/public agency projects. Hands-on leader with understanding of scope, site, contract, drawings and specifications; ability to own the job. Long-range planning and phasing skills; leadership in staffing, organizing, delegating, communicating, and prioritizing. Ability to manage teams, GC, AOR and IOR through project life cycle from mobilization to construction to closeout. Strong partnering skills while enforcing the contract. Ability to perform tasks delegated to staff and take responsibility for outcomes. Excellent interpersonal, verbal and written communication with diverse groups; maintain client relations and deliver project updates to senior management. Strong priority management, multi-tasking, and critical thinking with problem-solving abilities. Extensive experience as Project Manager and Construction Manager across site differences. Awareness of Owner\'s processes and procedures and ability to manage accordingly. Ability to work in a fast-paced environment and manage multiple tasks. Strong command of RFI/Submittals and BIM processes. Flexibility to adapt to changes in daily construction activities and direction from upper management. Seniority level
