The Building Engineer monitors all the major mechanical systems of the facility and responds to fire alarm situations, assisting the local Fire Department as needed. This role requires clear and effective communication and an operational understanding of HVAC, plumbing, and electrical systems. This position is covered by the CBA for Local 99. Essential Duties and Responsibilities

Represents EMCOR for all facility emergencies until relieved by FMD personnel or Chief Engineer. Contacts Chief Engineer with status of all facility emergencies or unusual events and coordinates emergency interactions with the designated Facilities Management Department representative. Maintains alertness and responsiveness at all times. Monitors the mechanical systems through the Building Automation System (BAS); records unusual events and pertinent information in the shift log book; understands the implications of inoperable critical equipment. Performs work in a safe and professional manner, completing tasks accurately and on time. Installs, services and maintains environmental control systems, utilizing knowledge of refrigeration theory, pipefitting, and structural layout. Maintains and repairs refrigeration and air conditioning machinery and related equipment; maintains air handling and distribution equipment. Starts systems, observes operation, reads gauges and instruments, and adjusts actuators, valves, controls, and pumps to control system operation. Studies system blueprints, specifications and performance data to determine configuration and purpose of components; inspects systems for compliance with plans and detects malfunctions. Opens valves on equipment, starts equipment and auxiliary machinery. Discusses system malfunctions with users to isolate problems. Records readings on log sheets; operates refrigerant recovery equipment, vacuum pumps, charging equipment and service gauges. Assembles components and wiring; replaces defective parts and tests systems. Cuts, bends and fits sheet metal; installs air ducts and related components; inspects and measures building to determine airflow requirements; installs complete heat and air conditioning systems. Lubricates fans, motors, and control units; troubleshoots electrical and mechanical HVAC systems. Performs preventative maintenance on HVAC equipment including boilers and cooling towers per CMMS tasks; maintains accurate paperwork and logs; submits work requests for deficiencies. Maintains Fire Alarm Panel oversight and responds to the Fire Command Center during alarms and drills. Participates in the PM program and adheres to established PM procedures; keeps a daily log of shift activities and files daily mechanical room rounds sheets for review. Reads, understands, and signs off on weekly Tool Box safety literature and completes regulatory compliance training; obtains OSHA 10 General Industry Safety and Health certification. Ability to work extended hours or weekend overtime as needed. Qualifications

Must have at minimum a Washington DC 3rd Class Stationary Engineer License. Must have a valid driver’s license. Must complete OSHA 10 General Safety and Health training (supplied by EMCOR). Physical Demands
