Project Manager I
Plan, schedule, and coordinate all phases of construction projects, including cost accounting and billing procedures, procurement, and liaison with owners, architects, subcontractors, suppliers, etc. May lead a project or oversee a designated portion of a larger project. Oversee construction projects by planning, scheduling, & coordinating all project phases; work directly with owners & architects during plan development; provide technical & cost input, & preliminary budget estimates; work with the Estimating department to solicit subcontractor bids & prep the final cost estimate & proposal; work with the superintendent on matters such as site security, temporary power, utility connections, placement of office trailers, & locations for stored materials; work closely with the superintendent, suppliers, trucking companies & municipal police to schedule deliveries at specific hours to minimize traffic disruption; perform a detailed review of subcontractor bids for buyout purposes & award subcontracts; ensure that subcontractors have all the required bonds & insurance policies; resolve problems regarding contracts interpretation/administration; ensure that all contract terms & specs are being met; inspect work in progress to ensure that work put in place is in accordance with the plans & specs; work with the superintendent to ensure that uniformly high standards of quality are established & maintained throughout the project; document construction problems/deficiencies; approve all subcontractor work for payment, approve & code invoices & sign pay requests; ensure that all close-out documentation & punch list items are satisfactorily resolved; monitor subcontractors & vendors for adherence to performance & payment obligations; make timely notifications to Risk Mgmt as required; establish & maintain a cost accounting system; oversee bid docs conversion to the various cost elements in the Job Cost Statement; prep monthly job status reports for mgmt review; investigate & attempt to remedy cost variances; review Labor Cost Reports with superintendent & ensure that field supervisors are kept up to date on unit costs; prep & submit monthly pay requests for the owners & architects; ensure billings are processed accurately & timely; identify & correct payment delays; work with the Scheduling department to develop a master construction schedule; ensure that the CPM schedule is updated periodically, based on change orders, field performance, & availability of construction materials; distribute proposed changes for pricing, price any self-perform work, verify subcontractor pricing, & evaluate the schedule impact due to the change in scope; submit & negotiate proposed changes, ensuring that necessary owner approvals have been obtained in writing before construction work begins & notify the superintendent of the accepted changes; together with the superintendent, ensure compliance with all federal, state & municipal laws, ordinances & building codes related to construction, including company policies & procedures dealing with employment, compensation, health, safety, & labor/mgmt relations; ensure compliance, reduce company exposure to litigation &/or fines; perform a variety of tasks associated with completion of a project, including closeout documentation, completion reports, collection of final monies due, & SWPPP; establish project safety requirements & expectations; review the safety manual & procedures with the project team; establish safety inspection requirements & the use of Predictive Solutions; review accident reports & other overall safety practices docs; ensure the jobsite team works together collaboratively & invest in the growth & development of the team members; foster & promote the training & development of subordinates through various training opportunities.
Master's degree in Civil Engineering, Construction Management, or a related field and 2 years of experience working in construction projects. Experience must include working with CMiC, BIM 360, Navisworks, Bluebeam; Primavera P6, and Microsoft Project.
