Function/Overview:
Responsibilities consist of supporting the Preconstruction Process which encompasses the following areas:
Communication
Budgeting
Bidding
Process Development & Management
The Estimator is responsible for assisting the Preconstruction Manager in the overall function of the Preconstruction Process through specific tasks or management of several tasks. A successful Estimator will require effective organization and communication skills, systems management, accuracy, initiative, decision making, influence, prioritizing, and flexibility.

Core Responsibilities and Duties:
The Estimator is responsible for:
Communication
Weekly, daily, and/or monthly reporting
To executives and preconstruction manager
Meeting / collaboration with:
Staff, clients, and trade contractors
Budgeting
Develop and/or perform detailed quantity take-offs and pricing
Develop and/or assist with value engineering considerations
Develop and/or assist with trade/bid category cost
Evaluate owner budgets
Team organization/leadership for large estimates
Review bid documents for how they affect pricing and risk
Prepare total project cost estimates
Coordinate design intent with Architect
Review all estimates to ensure company consistency / standards
Constructability review
Site visits
Understanding of market conditions and fluctuations
Bidding
Bid process assistance
Bid checklist management
Identify scope/trades necessary for the project
Understand upfront documents/Division 0 and 1 & implement
Develop bidders list
Coordinate reprographics and plan distribution
Preconstruction RFI management
Addenda review
Receive bids and coordinate and compare subcontract quotations for a complete scope of work
Bid archiving
Post bid estimate evaluations
Process Development & Management
Maintain relationships with top subcontractor list
Maintain black list
Prolog database maintenance
Master call sheet maintenance
Maintain historic cost procedure
Develop standard unit cost sheet for typical scopes

Recommended Education:
Bachelor of Science Degree in Construction, Civil Engineering or equivalent continuing education

Physical Demands:
This office position requires the ability to lift files, open filing cabinets and bend or stand as necessary. Involves walking, effective communication, listening, using hands to operate office equipment. Vision abilities required for computer work, reading, writing, typing, data entry and the ability to adjust focus. The employee may be required to push, pull, lift and /or carry up to 20 pounds; attempt no greater weight without assistance. The noise level in the work environment is an active open office.
