Job Overview:
The Commercial Estimating is responsible for accurate cost estimates for commercial construction projects. This role involves managing the overall estimating process, developing bid strategies, and ensuring that estimates are aligned with project goals, timelines, and budgets. The ideal candidate has extensive experience in commercial construction estimating, excellent leadership skills, and a deep understanding of market conditions, construction materials, and labor costs.
Key Responsibilities:
Estimating:
Oversee the development of detailed cost estimates for commercial construction projects, including labor, materials, equipment, and subcontractor costs. Manage the bid process from initial inquiry to final submission, ensuring that all estimates are accurate, competitive, and meet client expectations. Review project plans, specifications, and other documentation to prepare detailed quantity takeoffs and cost analyses. Work closely with the preconstruction and project management teams to ensure that estimates align with overall project goals and timelines. Bid Strategy and Development:
Develop and implement bid strategies based on market analysis, competitor benchmarking, and project-specific requirements. Analyze RFPs, RFQs, and ITBs to determine bid viability and identify potential risks and opportunities. Work with the business development team to identify new opportunities and provide competitive estimates that align with company growth goals. Prepare and present detailed bid proposals to clients, ensuring that all elements of the estimate are clearly explained and justified. Cost Control and Analysis:
Monitor and analyze market conditions, material costs, and labor rates to ensure that estimates are based on up-to-date and competitive pricing. Perform post-bid reviews and track the performance of estimates in awarded projects to improve the accuracy of future bids. Identify potential cost-saving opportunities and value-engineering options during the estimating process. Collaboration and Communication:
Collaborate with architects, engineers, subcontractors, and suppliers to gather accurate cost information and develop comprehensive estimates. Communicate regularly with project managers and the preconstruction team to provide cost updates, adjustments, and clarifications throughout the project lifecycle. Serve as the point of contact for clients, addressing any questions or concerns related to project estimates and bid proposals. Reporting and Documentation:
Prepare and maintain detailed records of estimates, bids, and cost analyses for internal use and future reference. Generate regular reports for senior management on estimating performance, win/loss ratios, and market trends. Ensure that all estimates are thoroughly documented and in compliance with company standards and client requirements. Qualifications and Skills:
Experience: Experience in commercial construction estimating, with a proven track record of successful bids. Extensive experience in estimating a variety of commercial construction projects, including office buildings, retail spaces, healthcare, education, and industrial facilities. Technical Skills: Proficiency with estimating software such as ProEst, Sage Estimating, or similar platforms. Advanced knowledge of construction costs, materials, labor, and equipment rates. Ability to read and interpret blueprints, drawings, and specifications. Strong analytical skills to perform detailed quantity takeoffs, cost breakdowns, and risk assessments. Leadership Skills: Excellent leadership and team management skills, with the ability to inspire, mentor, and develop a high-performing team. Strong decision-making and problem-solving skills to handle complex estimating challenges. Communication Skills: Excellent verbal and written communication skills, with the ability to clearly explain estimates and bid strategies to clients and internal teams.
