Maintenance Technician/ Janitor - Kapuso Apts.

Overview

This position performs a wide variety of maintenance duties including preventative, emergency, cosmetic and routine maintenance and regular inspections. The role requires safe work practices, sustained physical effort, troubleshooting, problem solving, attention to detail, customer service and time management. Responsibilities

Schedule and respond to work orders, including follow-up with residents and management as needed. Ensure preventative maintenance scheduling and performance is up to date. Perform cosmetic and routine maintenance throughout the community. Conduct unit turnovers and prepare for new move-ins, meeting deadlines. Conduct move-in and move-out inspections. Perform quarterly inspections in coordination with PM. Repair and troubleshoot plumbing, electrical, mechanical, carpentry and masonry tasks as needed. Coordinate, schedule and oversee vendor work as necessary with Property Manager. Be on-call for off-shift and weekend emergency maintenance coverage as scheduled. Maintain grounds by picking up trash and litter around buildings; manage trash and dumpster operations for city pickup. Keep recycling areas, trash rooms and dumpster areas neat and litter-free. Maintain neat, clean and organized maintenance shop and storage areas; keep utility and meter rooms free of dirt and debris. Clean common area floors; sweep, mop, scrub or vacuum as needed; steam-clean or shampoo carpets. Service, clean and supply common area restrooms; store and use cleaning products per manufacturer instructions. Perform initial clean-up and final detailed cleaning of apartment turnovers, including appliances, exhaust fans and filters, counters, sinks, vanities, tubs, showers, walls, floors, doors and windows. Perform miscellaneous janitorial maintenance tasks as directed by Property Manager. Function in an on-call capacity and maintain reliable transportation. Demonstrate basic mathematical and computer skills; fluency in English; bilingual a plus. Apply strong time management skills. Minimum 2 years’ experience performing maintenance tasks in an apartment development or comparable position. Knowledge of REAC and other regulatory inspections is a plus. Qualifications

Pay Range: $25.00/Hr. - $29.00/Hr. Benefits
