Oversee all aspects of leasing and marketing at the property, and collaborate with the Community Manager to set leasing goals and develop a strategic marketing plan to achieve budgeted occupancy. Lead the leasing team to achieve effective leasing, marketing, and positive resident relations; ensure staff leasing techniques are effective and that follow-up, lease documentation, and reporting are accurate and up to date. Audit lease files for adherence to policies and procedures; handle resident complaints and requests to ensure satisfaction. Develop and implement resident retention programs (e.g., resident functions, promotions, newsletters). Show, lease, and move in prospective residents; assist in developing the annual marketing plan and budget; implement marketing efforts and campaigns to generate traffic. Monitor leasing/renewal progress and provide additional support where needed; supervise planning and execution of leasing and renewal events upon approval from the Community Manager. Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports. Utilize established sales and marketing strategies to increase traffic, maintain closing ratios, and achieve occupancy goals. Assist the Community Manager with staffing: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and compliance with company directives. Provide excellent customer service, manage service request turnaround, and ensure timely property inspections and maintenance coordination. Manage resources, equipment, and supplies efficiently, including obtaining bids and coordinating with vendors and contractors. Qualifications and Education
High School Diploma or equivalent; Bachelor’s degree preferred or one year’s experience in the housing industry. Ability to understand and perform all on-site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements
Regularly required to remain in a stationary position; may involve standing or sitting for extended periods and communicating with others. Occasionally required to climb ladders or stairs, move between worksites, operate vehicles, inspect and handle objects up to 25 lbs, and work in various environments and weather conditions. Compensation and Benefits
Salary Range: $22 per hour to $24 per hour. Our compensation decisions consider factors such as skill set, background, training, and certifications, with a comprehensive total rewards package including benefits (medical, dental, vision, life, disability), 401K with employer matching, and potential commissions and bonuses.
