Who You Are You have keen skills in data center real estate, relationships within the data center real estate brokerage community and related vendors/service providers, and the ability to negotiate and influence decision making.
The Impact You Will Have As the Head of Real Estate Investments, North America, you are responsible for leading the strategy and execution of real estate investments for all North America. You will define insights and processes to grow the portfolio, oversee investment management including strategic business decisions, deal negotiation, and client management. Accountabilities include equity partner coordination, feasibility, due diligence, acquisition/development, and project management of all related real estate transactions and field teams. You will communicate with and influence the QTS Executive Team and Board on real estate decisions.
What You Will Do
Use a thorough understanding of North American data center markets to drive potential business decisions.
Collaborate with Sellers, Partners and Owners to transform and transact the existing and future real estate portfolio.
Coordinate due diligence and closing processes for real estate transactions under contract, working with internal and third parties to analyze information and research financing and operating issues.
Collaborate with cross-functional teams to implement strategies and communicate plans, costs and returns.
Research and monitor local real estate submarkets and industry trends; track competition, lease transactions, regional trends, and market conditions.
Partner with business leaders to ensure understanding of data center market fundamentals.
Systematically track, compile, and interpret data related to the group’s business.
Participate in calls and meetings with key constituents; respond to complex questions in new markets.
Conduct research, prepare reports, and analyze economic data to shape business strategies and support business development.
Write and prepare investment materials such as memorandums, presentations, and proposals for real estate and finance-related projects.
Perform other analyses as may be required by the Company and Executive Committee/Board.
What You Will Need to be Successful
Ten plus years in real estate industry.
Bachelor’s degree or equivalent experience; Master’s degree in business or real estate preferred.
Five or more years in Data Center Industry sales/business development (Cloud, Colocation, Telecom or Network).
Working knowledge of the data center industry is essential.
Experience with enterprise and hyper-scale clients preferred.
Experience helping customers with colocation and cloud strategy preferred.
What Skills You Need to be Successful
Extensive knowledge of real estate transaction principles, policies, and practices.
Experience writing and preparing investment materials.
Strong understanding of economics and capital markets.
Ability to organize and drive transactions and communicate complex information clearly.
Knowledge of real estate markets, industry analysis and best practices.
Demonstrated leadership and ability to coordinate cross-functional teams.
Ability to translate qualitative and quantitative information into strategic deliverables.
Ability to understand complex legal documents related to real estate.
Strong written and verbal communication, interpersonal and presentation skills.
Ability to travel extensively, estimated at 30%+.
