POSITION SUMMARY The Project Manager will oversee the full lifecycle of Dunkin ground-up builds and fast-track renovations, from preconstruction through closeout. This role is responsible for contract administration, schedule, cost, and risk management, procurement and buy-out, as well as leading weekly OAC coordination to ensure alignment among owners, franchisors, architects, and contractors. The Project Manager drives safety and quality while orchestrating subcontractors, vendors, approvals, and landlord coordination to achieve on-time, on-budget, zero-punch project delivery. Success in this role requires strong leadership, technical expertise, and the ability to thrive under fast-track conditions. Critical path protected; procurement and long?lead items on track (hood/ANSUL, walk?in, millwork, signage); change management under control. 90 Days:

Substantial Completion achieved per franchise standards; punch?list and closeout package (O&M, warranties, as?builts, lien waivers) delivered. OBJECTIVES Schedule:

Build and maintain the master schedule (MS Project/P6); publish look?aheads; drive recovery plans when needed. Cost & Contracts:

Manage buy?out, change orders (CEs/PCOs/COs), owner pay apps, sub pay apps, and monthly cost reports; protect fee and contingency. OAC Leadership:

Run weekly OAC meetings (agenda, minutes, action tracker) with owner/franchisor, architect/engineer, superintendent, and key subs. Permitting/Approvals:

Coordinate building/health/fire/signage permits; franchisor design reviews; landlord/center rules and after?hours protocols. Procurement:

Submittals/RFIs, MEP coordination (hood/duct/ANSUL, grease interceptor, walk?in), equipment vendor timelines (espresso, ice, beverage). Quality & Safety:

Partner with the Superintendent to enforce quality plans, inspections, and safety culture (JHAs, toolbox talks). Stakeholder Comms:

Maintain transparent updates, manage risks/issues, and ensure smooth turnovers and training for store teams. Closeout:

Punch, O&M/warranty manuals, training, as?builts, jurisdictional finals, lien waivers, and turnover documentation. COMPETENCIES Ability to motivate, align, and direct diverse stakeholders including subs, vendors, and internal teams under fast-track conditions. Strong written and verbal skills to clearly convey expectations, resolve conflicts, and secure approvals with franchisors, landlords, and clients. Resourcefulness to anticipate challenges, develop solutions quickly, and protect project timelines and budgets. Skilled at balancing multiple tasks, managing critical paths, and executing in tight turnaround environments. Ability to stay composed and flexible when project requirements, schedules, or conditions shift unexpectedly. Ensuring precision in documentation, compliance, and workmanship to deliver zero-punch turnovers. EDUCATION & EXPERIENCE Bachelors in Construction/Engineering/Architecture (or equivalent field experience). 4+ years GC experience delivering interior TI/retail/restaurant projects; Dunkin/QSR a plus. Proficiency: Procore (or similar), Bluebeam, MS Project (or P6); strong Excel and cost control skills. Demonstrated leadership under fast?track conditions; excellent negotiation and communication skills. Valid drivers license; ability to work nights/weekends when required for phasing/turnover windows. COMPENSATION & BENEFITS $60,000-$80,000 base salary + performance bonus (DOE). Vehicle allowance or mileage reimbursement; phone/laptop stipend. Paid time off and holidays; health benefits.
