The Assistant Property Manager is a key contributor to the day-to-day success of the property. This role supports operations, resident communication, leasing, and financial processes, working closely with the Property Manager to ensure an efficient, welcoming, and well-managed community. This is a great opportunity for someone who is organized, service-focused, and looking to grow into a leadership role within property management. Key Responsibilities

Financial Administration ·

Assist with budgeting, forecasting, and financial reporting using RealPage systems. ·

Manage rent collection, payment processing, and bank deposits accurately and securely. ·

Support delinquency management by issuing late notices and following up on past-due accounts. ·

Submit invoices and monitor expenses in line with property budgets. ·

Coordinate with vendors to ensure services are delivered on time and within scope. Operations & Inspections ·

Support daily operations by helping manage service requests and maintenance coordination. ·

Conduct unit inspections for move-outs, renewals, and preventive maintenance. ·

Monitor leasing activity and maintain accurate traffic and occupancy data. ·

Ensure compliance with Fair Housing regulations and company policies. ·

Perform regular property walks to assess safety, appearance, and maintenance needs. Team & Leasing Support ·

Assist in leading onsite staff and supporting strong team communication. ·

Conduct property tours, process lease applications, and coordinate move-ins and renewals. ·

Partner with the Property Manager to address staffing needs and support performance goals. ·

Help promote a positive team culture and professional environment. Resident Experience ·

Respond to resident inquiries and concerns with professionalism and care. ·

Support resident retention efforts through proactive communication and service. ·

Help coordinate events, resident communications, and satisfaction initiatives. ·

Assist in resolving lease violations or complaints with clear, respectful follow-up. Reporting & Systems ·

Use RealPage for leasing, payments, maintenance, and resident communication. ·

Support tracking of KPIs and timely submission of operational reports. ·

Maintain accurate records and support data-driven decision-making at the property level. Required Qualifications

·

1–2 years of experience in property management or residential leasing. ·

Working knowledge of Fair Housing laws and property management best practices. ·

Proficiency in RealPage or similar property management software. ·

High school diploma or equivalent required; college coursework or degree preferred. Key Competencies

Must be able to walk the property regularly, including stairwells and outdoor areas. ·

Occasional lifting of office materials or packages (up to 25 lbs). · Role may require occasional weekend or evening availability.
