The Director - Asset Management will be based in Dallas and is responsible for maximizing the value of LivCor’s assets in the region. The role develops and executes an asset management strategy for the regional portfolio, encompassing property operations, capital expenditures, and renovation/redevelopment programs. The role will collaborate with Blackstone representatives on regional investment activities, including due diligence, market assessments, and property underwriting. The position holds significant responsibility for the portfolio’s financial performance. What You Will Do
Collaborate with portfolio strategy, investments, marketing, revenue management, accounting, financial planning & analysis, and capital investment teams to formulate and execute strategies to maximize portfolio value and report performance to leadership. Use monthly and quarterly financial statements, business intelligence tools, and other analytical methods to identify underperformance and coordinate corrective actions with relevant teams. Apply a value-oriented approach to assets by analyzing revenue opportunities and supporting major capital investments and financial decisions with financial models. Build strong relationships with operating partners, communicate concerns when expectations are not met, and navigate internal and external channels. Conduct frequent on-site property inspections to understand challenges, monitor implementation of strategic initiatives, assess performance, and identify opportunities for improvement. Work with the CapEx team to assess capital needs and develop a long-term capital plan for the portfolio aligned with the stated strategy. Identify and oversee repositioning opportunities, monitor market trends for value creation through renovation, expansion, or repositioning, and supervise scope development and ROI-focused implementation. Contribute to annual operating and capital budgeting, leveraging market knowledge to create budgets that meet investment objectives. Develop expertise on assigned markets through on-site visits, industry trend analysis, and network maintenance; collaborate with executives to adjust property strategy as markets shift. Support Blackstone on acquisition underwriting and participate in due diligence activities as needed. Lead the Capital Investment and Renovation Investment Strategy for each community. Evaluate and recommend new products and services to grow ancillary income, reduce operating expenses, or create efficiencies. Identify opportunities and initiatives to drive performance across the asset management department. Mentor and develop analysts, leads, and managers in the department and supporting teams. Engage with local industry organizations; maintain an extensive network of regional market relationships. Travel approximately 20-25% of the time. What You Should Have
Bachelor’s degree, preferably in Business, Finance, Real Estate, or a related field. 7+ years of acquisition or asset management experience for a regional portfolio of 5,000 – 7,000+ units, with mixed-use retail, across multiple MSAs, preferably with Texas experience. Familiarity with general real estate principles including operations, budgeting, financial reporting, cash management, and accounting. Ability to communicate complex issues clearly, both verbally and in writing. Strong interpersonal, communication, and listening skills to collaborate across management levels and cross-functional teams. Solid understanding of construction and redevelopment terminology and typical multifamily capital enhancement projects. Ability to interpret market trends, third-party market reports, and operator market competitor surveys. Ability to define, develop, and execute asset management strategy, leveraging third-party property management teams. Familiarity with investment due diligence and providing local market leasing assumptions and competitive intelligence.
