Summary

The Construction Manager (CM) is responsible for field operations to provide a positive and efficient working environment for our crews.

Effectively managing this process requires efficiency in logistics, coordinate of materials, production planning, tracking, and quality assurance.

The CM acts as an extension of the project manager and Foreman to instill the work plan to the crew as well as systematically report back to the Sr. PM to communicate and advise of progress, roadblocks, and any issues presented by owner or Baker crew.

Requirements

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The lists below are representative of the knowledge, skill and/or ability required.

Minimum Qualifications

Education: Highschool/ GED

Years of Experience: 3-5 years of Restoration experience

Certifications: OSHA30

Drivers License: Required

Travel 80-90% (NC & SC)- home on weekends!

Knowledge, Skills and Abilities

Knowledge of Safety techniques and procedures and set up a safety plan including toolbox talks, safety huddles

Perform ALL functions according to Baker and jobsite safety procedures.

Ability to work independently and supervise and lead the crew to meet the quality and production goals. Calculate and control labor projections, material storage and material need. Supervise subcontractors.

Ability to run multiple jobs with multiple crews/subcontractors

Attention to detail, ability to prioritize task and meet deadlines.

Supervise for Quality Control.

Ability to train the crew and subcontractors as needed.

Ability to organize, plan, and execute work assignments for multiple jobs

Ability to read shop drawings and reproduce manufacturing details and how-to layout work. Ability to read Architectural & Structural Drawings. Blueprint take off.

Maintain files of working documents in a neat and orderly fashion.

Interpersonal and leadership skills necessary to work on a team

Ability to read and use tape measure; mark or record distances

Knowledge of how to install waterproofing details in accordance to Baker and manufacturer requirements.

Knowledge of how to coordinate installation with the construction process and other trades.

Knowledge of building envelope maintenance and concrete repair

Ability to identify problems and develop solutions in order to accomplish work

Ability to use oral or written communication to convey information effectively. Meet with GC and customers. Ability to receive manufacturers training

Ability to use email communications. Basic computer skills

Observance of performance of yourself, coworkers or organization to make improvements or take corrective action

Ability to fulfill paperwork requirements: time sheets, safety huddles, material and sheet metal shop requisitions, job reports and toolbox talks

Essential Functions

Thoroughly review job file and shop drawing with Project manager and including the scope of work, materials ordered and delivery schedule, budget for labor productions (man days) and job site contacts

Ensure that proper safety and equipment is on the job and used in the proper manner.

CM needs to coordinate these needs with the Project Manager but is ultimately responsible

Supervise and support crew everyday regarding safety, quality, and labor production.

Monitor and maintain job site cleanliness and daily housekeeping

Ensure that all materials received are counted and compared to purchase order

Monitor material needs daily.

Plan several days ahead to avoid running out of materials

Make sure on-site equipment is monitored and maintained, such as oil changes on kettle motors, belts on cutters, etc.

Notify warehouse of any broken or defective equipment before returning.

Communicate with Project Manager, everyday regarding job progress, field problems, technical questions, etc.

Prepare and submit daily job reports and time sheets, as directed by Department Head

Responsible for overall safety and quality of each job.

This includes checking for water tightness and ensuring job site is complete and has been cleaned up properly. Coordinate punch list and job close out before crew leaves job site for the last time

Review job performance with Project manager regarding safety, quality and budget when job has been completed

Attend all coordination planning meetings

Physical ability to stand and walk for long periods of time

Apply adhesives, caulking, sealants, or coatings

Inspect equipment, structures and material

Train and coach other employees

Apply adhesives, caulking, sealants, or coatings

Evaluate information to determine compliance with standards

Adhere to company policies and procedures

Physical Demands

Ability climb ladders, stairways, and scaffolds

Requires considerable use of your arms and legs and moving your whole body to climb, lift, balance, walk, and handling materials

Requires seeing details at close range

Requires repetitive movement, bending or twisting, kneeling, crouching, stooping or crawling on roofs

Requires physical ability to stand and walk, lift and move items weighing more than 50 pounds

Work Environment

Requires working in extremely bright or inadequate lighting conditions, in very hot (above 90 F degrees) or very cold (below 32 F degrees) temperatures, includes exposure to sounds and noise levels that are distracting or uncomfortable

Includes exposure to fumes, contaminants, hazardous material or equipment

Mistakes are not easily correctable and have serious consequences, therefore Safety procedures need to be followed

Requires exposure to minor burns, cuts, bites, or stings

Requires exposure to high places or dangerous conditions

Nights, weekend, and out of town work as assigned
