What you will do

Under general direction from Installation/Operations Manager and/or Project Manager, responsible for the profitable execution of assigned

small dollar Fire Systems Install

Projects with business customers. Works with

Operations Leadership

and

other

teams as needed to provide support activities early in the

project

development process to provide input on strategy, vendor / partner’s selection, scope enhancements, value engineering, risk assessment etc. as needed. Provides work direction to project execution teams that may include Engineers, Designers, Technicians,

P roject Coordinators, Estimators and

S ubcontractors to ensure that the assigned projects are done accurately, on-time, billed, within budget, and within scope of the contract.

Responsible for m aintaining a positive cash flow and actively pursuing selling change orders. Ensures work performed

complies

with

state,

local

and

Federal

legal

requirements and

operates

on the job with the highest of ethics. Adheres and ensures Johnson Controls staff and subcontractors adhere to all safety standards. Responsible for following consistent and repeatable project management procedures and processes. Maintains an effective balance between customer satisfaction and project financial results. How you will do it Ensures that Johnson Controls resources and our subcontractor/vendor resources are adhering to the site / JCI safety policies, whichever is more stringent.

Manages

the

scope,

costs,

resources,

and

risks

on

assigned

projects

to

deliver

the

projects

on time and within budget. Evaluates the contractual scope of work and the impact of client issued instructions/n otices, field

directives and/or project

schedule

changes.

Actively pursues

change

orders

for said changes

and

additional

opportunities.

Performs

associated

cost

estimates,

prepares

proposals,

and customer acceptance.

Manages project related accounts payable,

billing, and

collections.

Completes

project

billing with the assistance of the project coordinator in

a

timely

and accurate format to the client to maintain positive cash flow. Reviews and interprets contract Terms and

Conditions to ensure work is completed to customer satisfaction and JCI standards.

Analyzes financial reporting systems and project schedules to proactively address potential problems. Effectively communicates project progress, issues, and financial status to management as required.

Manages risks

and

establishes project

recovery plans

when

required.

Resolves disputes with minimal need for escalation. Assist with preparation of RFPs, RFIs and

subcontracts. Ensures project document controls comply with contract requirements and JCI

standards.

Oversees project construction for compliance with specifications, local codes, and installation techniques.

Manages

the

selection,

ordering,

and

delivery

schedule

of

materials

to

be

procured

for

the

projects assigned. Develops and maintains viable long-term relationships with customers, consultants, prime contractors, and subcontractors. Attends job progress meetings as required. Ensures subcontractors understand expectations of the project. Coordinates with the Installation/Operations Manager and/or Construction Manager for allocation of resources needed to meet project objectives. Ensures any engineering and commissioning performed by the field team is in accordance with established standards. Facilitates escalation of product related problems. Assists Installation/Operations Manager in project development

efforts.

Provides feedback on performance of Engineers and Designers to Engineering and Design Team Leaders as well as Operations Management. Assist in submitting designed drawings to corresponding Authorities Having Jurisdiction (AHJ) for plan check approval . Manage plan check tracking format all times to track plan check progress and secure permits immediately after plan check is approved. Coordinate with project managers to update them on any issues related to plan check submittals in a timely manner. What we look for: Knowledge of Mechanical/Electrical Engineering, Construction Management or Architecture

is preferred. Mi

nimum

of

five

years

of

direct field

experience

in

the

Building

Construction Industry is required. Must have the ability to verbally and non-verbally communicate technical material to

both

a

technical and

non-technical audience. Travel maybe required based

o n project assignment and needs.

Must be p roficient in Project Management software and financial accounting systems. Experience working with MS Project, MS Office (Excel, Word,

PowerPoint),

Adobe

Writer,

Visio

and

basic

Windows

environment. HIRING SALARY RANGE:

$63,000-$98,000 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, location and alignment with market data.)
