COMMUNITY MANAGER Overview of the role

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. This includes personnel, leasing, maintenance, financial administration, and risk management. As an on-site leader, you will supervise property operations and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities

Personnel Management Regular/daily on-site attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks Prepare weekly/daily office and maintenance staff schedules and assignments Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and quality job performance through supportive leadership Ensure staff compliance with Company policies and procedures Financial Management Aim to maximize net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely deposits, rent collections, and charges; ensure timely submissions Monitor, reconcile, and code vendor invoices Ensure timely property closeout and accurate ownership financial reports Strategic Leasing Management Develop yearly marketing plans and utilize marketing strategies Ensure effective leasing techniques, follow-up procedures, lease signings/documentation, and accurate reporting Address resident complaints and requests to ensure satisfaction Develop and implement resident retention programs (e.g., events, promotions, newsletters) Show, lease, and move-in prospective residents Administrative & Maintenance Management Ensure administrative and leasing reporting is accurate, complete, and timely Lead emergency response for the property and coordinate with staff/residents to minimize liability Deliver excellent customer service and monitor maintenance service request turnaround Maintain property appearance; conduct regular inspections and ensure timely repairs Plan and utilize property resources, equipment, and supplies economically Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency Other Must have reliable transportation due to on-call emergencies Education/Experience

High School Diploma or Equivalent; Bachelor’s degree preferred; or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements

Regular communication with others; ability to handle a variety of physical tasks; may require overtime, weekends, and night hours (emergencies) Stand, sit, and move about to accomplish tasks; occasional climbing of ladders or stairs; lift and move up to 25 lbs Work in various environments and weather conditions; may be exposed to hazardous chemicals License/Equipment

Must have reliable transportation due to on-call requirement Salary Range: $40,000 per year to $41,000 per year This job description is not all-inclusive and may be modified at any time.
