Job Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

1-2 years of related experience; experience in maintenance, plumbing, and electrical work.

Compensation

Hourly range: $22.12 - $29.00 (San Francisco).

Additional compensation may include bonuses based on individual and company performance and/or location.

Housing Discount

This position is eligible for a 20% housing discount.

Essential Responsibilities Completes assigned work orders generated from resident requests for service, as well as preventative maintenance, diagnosing the source or cause of the defect, and making repairs in accordance with policies, safety standards, and code requirements.

Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins, including pre-move-out inspection, creating a punch list, scheduling vendors, obtaining supplies, and inspecting completed work.

Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department; tracks inventory, returns unused items, and notifies the maintenance supervisor about re-ordering needs.

Completes documentation and paperwork to ensure service requests are properly documented and tracked.

Assists in maintaining grounds, common areas, and amenities by performing cleaning, painting, and related tasks as needed.

Supports cost-containment by repairing rather than replacing parts when possible and using materials efficiently.

Other Responsibilities Complies with safety and risk-management policies by attending routine safety meetings, completing required safety training, and reporting accidents promptly.

Periodically inspects contractor, vendor, and service provider work to verify quality and compliance.

Physical Demands Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects; crawl in confined areas.

Work indoors and outdoors in all weather conditions.

Lift up to 25 pounds independently and up to 50 pounds with assistance.

Occasional travel to assist other properties, attend trainings, or meetings.

Flexible work schedule including on-call duties during evenings, weekends, and holidays.

Required Licenses or Certifications EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).

Certifications as required by state and local jurisdictions (applies to all Service Technicians).

Valid driver’s license to operate a golf cart on property as needed.
