JOB SUMMARY

Maintenance Tech:

Repairing and maintaining Hudson Valley program properties, units, building, and internal building systems ensuring they are clean, safe and functioning properly.

Porter:

Maintain cleanliness, appearance, and safety standards of the Hudson Valley facilities including room/unit turn over rooms when needed.

Schedule:

Monday - Friday 8am-4pm 24/7 call availability for emergencies purposes .

FLSA: Non-exempt. Eligible for overtime.

Location: Dutchess County NY

Pay: $25 an hour -$52,000 annually (Hourly)

JOB-RELATED DUTIES – ESSENTIAL FUNCTIONS

These duties are essential and specific to the successful implementation of this position.

Perform basic maintenance tasks each workday including:

Ensures all general building and property repairs are completed in a correct, timely and efficient manner, including but not limited to repairing leaking faucets and toilets (all basic and minor plumbing, performing cosmetic repairs within/outside the building/property, painting, minor electrical work, carpentry, minor appliance repairs, and other repairs as needed.

Performs minor renovation projects and installs appliances and furniture

Sweeping, cleaning and mopping rooms, bathroom, kitchens and areas as needed.

Turning over rooms as determined, preparing them to be occupied including sweeping, mopping, cleaning, linen changes and minor repairs, ensuring the rooms are ready to be occupied.

Keep the outside grounds free from debris and basic yard work.

In winter weather, ensuring salt is at and spread around sites. Provide shoveling as needed

Uses Yardi software to review, prioritize, sign off and close maintenance work orders

Remove damaged furniture from unit or building per local ordinances.

Travel between sites in Dutchess and Orange Counties, and throughout the agency as needed which could include trips to Westchester, Long Island and NYC.

Use Company Mileage for travel, parking and toll reimbursement

Follow all maintenance tasks assigned by supervisors.

Respond to emergencies after hours.

Completes and submits daily summary log

Reviews with Director of Facilities and Director Hudson Valley Programs the status of maintenance/repair projects for each property and makes requests for any additional materials needed at that time.

Immediately informs onsite staff, Director of Facilities and Director of Hudson Valley of programs of any safety or health hazards found at the premises.

Purchase supplies using company Home Depot card (tax exempt), submit receipts noting need and site

Fiscal responsibility of tools, supplies, credit cards, and all other agency equipment.

If assigned a CHI vehicle, it may only be used for work purposes, will need to be kept in an orderly condition, ensure all systems are working, attend to regular vehicle maintenance and coordinate with the Fleet Coordinator. Complete weekly transportation reports and receipts as needed.

Attends CHI required training as assigned.

ENTRY LEVEL QUALIFICATIONS AND REQUIREMENTS

Education and Experience: High school diploma or GED .

Experience:

5 years working in general contracting or handyman experience (1+ years) cleaning and sanitizing a residential or similar site .

Licenses and Certificates:

Valid Driver’s license in good standing.

Reliable vehicle to go to sites and transport items if needed, General contractor’s license .

OSHA

30 certification or must complete within 90 days of hire

Tools –Required to utilize own set of basic hand tools

Communication:

Good verbal communication skills.Proficiency in English required. Bi-lingual (Spanish) is a plus. Ability to work with others.

Computer skills:

Basic competency.

Math Skills:

Ability to perform simple equations.

Reasoning Ability:

Make judgment calls, perform proper notifications, and make appropriate decisions.

Physical : Ability to lift, carry, and move heavy objects (up to 80 lbs), tour entire property, walk distances, and climb stairs (2-5 flights).

Other Skills : Ability to relate to the underserved, homeless and disabled populations. Ability to work independently or as part of a team, work well under pressure, meet deadlines, multitask, be flexible and maintain a high level of details.
