Overview
Morning Calm Management (www.morning-calm.com) is a national owner and operator of approximately 14 million square feet of commercial space throughout the United States. We are seeking a Director in our leasing department to lead and oversee third-party brokerage teams and drive leasing performance in our office and industrial portfolio. This is a role for a strategic and analytical leader who thrives in a fast-paced, entrepreneurial environment and has a proven track record of success in commercial real estate leasing or asset management. The position reports directly to the Managing Director and collaborates closely with the Property Management and Construction Management teams to drive leasing performance and asset value. Key Responsibilities
Oversee and manage third-party brokerage teams across multiple markets to ensure alignment with ownership goals, including rent growth, absorption, and strategic tenant mix. Develop and implement leasing strategies for each asset in collaboration with asset management, property management, and construction management. Review and analyze proposals, deal economics, and market comps; provide recommendations. Lead weekly leasing calls and portfolio reporting; track deal pipeline, leasing velocity, and broker performance. Negotiate major lease terms, review LOIs, and ensure consistency with underwriting and asset business plans. Collaborate with internal and external legal counsel to review and refine leases and amendments; ensure alignment with business terms, mitigate risk, and maintain consistency across documents. Partner with marketing to ensure cohesive brand and positioning across assets. Build and maintain relationships with top brokerage firms, tenants, and corporate real estate decision-makers. Identify and evaluate value-add opportunities, including reconfigurations, spec suites, amenity enhancements, and repositioning. Support the Capital Markets team on leasing-related tasks through acquisitions, financing and dispositions. Qualifications
5 - 10 years of direct experience in commercial real estate leasing or asset management, with a focus on office and/or industrial assets. Demonstrated experience managing third-party brokerage teams or serving in a leadership capacity within an ownership or institutional environment. Strong financial acumen and analytical skills; ability to evaluate lease economics, underwriting, and investment returns. Exceptional communication and negotiation skills with experience presenting to ownership, partners, and executives. Bachelor’s degree required; advanced degree or professional designation (e.g., CCIM, SIOR) preferred. Proficiency in Microsoft Office Suite (Excel, Outlook); familiarity with Yardi, Ascendix/Salesforce, or similar platforms a plus. Entrepreneurial mindset with the ability to operate both strategically and tactically across multiple projects and markets. Travel is required to visit assets, meet with brokers, and attend key market and industry events.
