The Senior Leasing Consultant is responsible for leasing, marketing, and maintaining positive resident relations for multi-family residential apartments. Responsibilities

Greet prospects and qualify by covering criteria (ask questions; use guest cards, etc.). Record all telephone and in-person visits on appropriate reports. File guest cards and maintain according to established procedures. Inspect models and available “market ready” units; communicate service needs to Property Manager. Demonstrate community and apartment/model; apply product knowledge to client needs; communicate features and benefits; close the sale. Have prospects complete applications and secure deposits in accordance with company procedures and Fair Housing requirements. Update availability reports; process applications for approvals (credit check, rental history, etc.); submit processed applications to the Community Manager for approval. Follow up with applicants regarding status. Ensure an apartment is ready for move-in on the agreed date. Follow up on prospects who did not close and attempt to close again; refer incomplete cases to sister communities if needed. Secure signatures on appropriate paperwork prior to move-in; orient new residents to the community. Assist in monitoring renewals and follow up on renewal notices. Monitor advertising effectiveness; gather market information and file results. Represent the company professionally at all times. Accept rental payments and hand them to the Assistant Community Manager. Prepare leases and input information into Yardi/One Site accurately and timely; review with the Community Manager before signatures. Maintain current resident files and daily inspections for the community. Distribute notices and maintain accurate monthly commission records on leases and renewals for bonus purposes. Assist management with other tasks as required and implement community policies consistently. Receive all inquiries; listen to resident requests, concerns, and comments; follow up as needed. Coordinate maintenance service requests and communicate with residents; provide timely responses regarding community, repairs, rent, rules, etc. Ensure maintenance repairs are addressed satisfactorily by weekly follow-up with residents. Maintain open communication with the Property Manager and Maintenance Supervisor. Contribute to cleanliness and curb appeal of the community. Assist in planning resident functions and participate as host as directed by the Community Manager. Participate in outreach marketing to obtain prospective residents. Advise residents of referral concessions (if permitted). Assist with placing and updating banners, signs, and related materials; distribute newsletters and flyers. Conduct market surveys and evaluate competitive communities. Supervisory Responsibilities

None Education/Experience Requirements

Bachelor’s Degree or 3–5 years leasing experience with multi-family properties preferred but not required. Proficient in MS Office; knowledge of property management software (Yardi/One Site) highly desired. Ability to provide exceptional customer service in a friendly and professional manner. High level of professionalism in demeanor and appearance. Ability to work a flexible schedule including evenings and weekends. Knowledge, Skills and Abilities

Ability to read, write, and communicate effectively; ability to complete legal documents; explain apartment features and answer resident questions. Bilingual Spanish preferred. Performance Metrics
