We are seeking a
Senior Director of Engineering
to lead technical operations across a large, east coast portfolio of multi-family residential communities. This high-impact leadership role is responsible for driving building systems reliability and longevity, ensuring regulatory compliance, and delivering capital and maintenance strategies that enhance asset performance and resident satisfaction. As a key member of our leadership team, you will lead the east coast engineering team, oversee engineering initiatives, mentor regional maintenance leaders, and collaborate cross-functionally with development, construction, procurement, and operations teams. This is a unique opportunity to shape the future of our communities through innovation, sustainability, and strategic capital planning. Key Responsibilities
Conduct audits of maintenance operations and develop action plans to address deficiencies Lead the implementation of preventive maintenance and resident service programs Oversee capital expense planning, including 5-year plans and annual budgets Manage large-scale capital projects, including feasibility studies, vendor selection, and scope development Provide engineering guidance for new developments, acquisitions, and redevelopment projects Collaborate with procurement to review and negotiate maintenance contracts Support due diligence efforts for acquisitions and dispositions Develop and deliver technical training programs for maintenance teams Act as a mentor and leader to regional maintenance managers, supporting hiring, performance reviews, and professional development Ensure compliance with environmental and safety regulations (e.g., asbestos, indoor air quality, USTs) Serve as a liaison between field teams, regional offices, and corporate engineering leadership What We’re Looking For
Education & Experience
Bachelor’s degree in Engineering or a related field required 7+ years of experience in maintenance operations, property management, or building services 5+ years in a leadership or management role Experience with HVAC systems and building infrastructure preferred Skills & Competencies
Proven ability to manage large-scale maintenance operations across multiple sites Strong knowledge of mechanical, electrical, and life-safety systems in multi-family or high-rise buildings Excellent communication and presentation skills Experience managing third-party consultants and contractors Strong analytical and budgeting skills Familiarity with OSHA, NFPA, and EPA regulations How AvalonBay Supports You
