Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Essential Responsibilities
Directs the community’s marketing, advertising and sales activities to achieve revenue and occupancy goals, manages on-site traffic, ensures adequate availability of “ready” apartments, sets rent pricing and concessions, and monitors day-to-day sales and leasing activities. Stays informed about current market and competitor conditions; develops and implements short- and long-term marketing plans to sustain occupancy; implements pricing, concessions, leasing incentives, and advertising strategies to boost traffic and leases. Develops print and internet advertising strategies, uses technology to promote the community, and generates sales and leasing reports using the company’s property management software to monitor results. Collaborates with maintenance to ensure the physical standards of the community meet company quality and safety expectations; inspects ready units for marketability and employs merchandising techniques to promote the apartments and community. Participates in the leasing process by generating traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures per policy. Reviews financial and operational reports to identify issues affecting leasing performance; presents marketing and leasing results to clients, owners, and other managers as needed. Oversees the lease renewal program, including coordinating communications and assisting with move-outs as necessary. Responds promptly to resident and client/owner concerns, documents requests, and directs issues to appropriate colleagues. Supervises the leasing team by interviewing, hiring, onboarding, training, and managing performance per company policies and values. Required Licenses or Certifications
Incumbents must have all licenses and/or certifications as required by state and local jurisdictions. Incumbents must have a valid driver’s license to drive a golf cart on property. Compensation
The hourly range for the position is $27.00 - $29.00. Additional compensation may include bonuses based on individual and company performance depending on role and location. Additional Compensation Details
Corporate positions: potential for quarterly or annual bonus programs based on performance. Onsite property positions: potential to participate in weekly, monthly, and/or quarterly bonus programs. Robust Benefits Offered
