$80,000.00/yr - $85,000.00/yr LHH is seeking a proactive and service-oriented professional to oversee the daily operations and long-term planning of a portfolio of commercial properties in Charlotte, NC. This role is ideal for someone who thrives in a fast-paced environment, enjoys building strong tenant relationships, and has a keen eye for property maintenance and financial performance. This position is fully in office Monday - Friday in Charlotte, NC. Responsibilities:
Serve as the primary liaison for tenants, ensuring clear communication, timely responses to inquiries, and a smooth onboarding experience for new occupants. Coordinate and oversee maintenance and repair activities to ensure properties remain in optimal condition. Manage vendor relationships, including negotiating contracts, supervising service delivery, and ensuring compliance with quality standards. Prioritize and assign maintenance tasks, assess repair needs, and oversee building systems such as HVAC and other infrastructure. Conduct regular inspections of buildings, common areas, and tenant spaces, documenting findings and recommending improvements. Develop and manage annual operating budgets, monitor monthly financial performance, and prepare detailed reports for stakeholders. Analyze financial statements and provide insights into budget variances. Act as the central point of contact for all property-related matters, addressing client concerns and ensuring satisfaction. Oversee rent collection and accounts receivable, ensuring timely deposits and adherence to company policies for delinquencies and collections. Qualifications:
5+ years' experience managing commercial real estate assets. Strong interpersonal and communication skills, with the ability to foster positive relationships with tenants, vendors, and clients. Proficiency in Microsoft Office and property management software. Demonstrated commitment to delivering exceptional customer service. Highly organized with strong attention to detail and the ability to manage multiple priorities independently. Effective problem-solving skills and the ability to make sound decisions under pressure.
