Overview
Base pay range: $20.00/hr - $22.00/hr. Location: Mission Viejo, CA. This role is for a Floating Leasing Specialist with Shea Properties, part of J.F. Shea Co., Inc. The position supports leasing across multiple properties in the region and participates in marketing and customer service to prospective residents. Job Duties
Participates in lineup every morning. Open and inspect models and market-ready vacants daily to ensure they are presentable; ensure the leasing center is open and ready for business on time. Maintain professional office presentation; assist with closing and securing the office and models daily. Answer telephone and email leads; respond to leasing inquiries from Vaultware, PopCard and internet leads daily. Write and post a minimum of three Craigslist ads daily (more if directed). Follow Yieldstar pricing procedures as directed by supervisor. Greet and present property to prospective residents through tours; gather needs, qualify prospects, and conduct follow-up. Lease apartments by actively marketing and promoting the community. Input data accurately into Yardi for telephone, email, walk-in traffic, rentals and cancellations. Prepare welcome paperwork, establish move-in appointments, and review lease documents with new residents. Conduct thorough move-in walkthroughs of the apartment and amenities with new residents. Gather competitive market information weekly/monthly via calls, internet research, and site visits. Prepare routine reports (weekly/quarterly market survey) and share information with on-site management; monitor competition for pricing and merchandising strategies. Ensure information is entered into Yardi by close of business day; maintain an accurate priority wait list and keep prospects informed of availability. Provide excellent customer service aligned with Shea core values and standards. Handle resident concerns and refer to ACM/CM as appropriate. Perform other duties as assigned; actual duties may vary by community. Technical/Professional Knowledge
Effective written and verbal communication. Six months sales and/or customer service experience in property management, hospitality, retail, or real estate. Apartment leasing experience preferred. Familiar with Microsoft Office (Word/Excel/Outlook); Yardi preferred. Basic math skills; time management and organization skills. High School diploma or equivalent required; college degree or some college preferred. Work Environment
The Floating Leasing Specialist works on-site at several apartment communities and interfaces with customers, residents, and vendors. Work schedule varies by property; hours are typically 8:50 a.m.–5:50 p.m. Weekend work (Sat/Sun) is required. Travel 10–25% of the time may be needed. Reliable transportation is required to travel between properties. Physical Requirements
