Leasing Specialist at Weidner Apartment Homes As a Leasing Specialist, you have a genuine interest in building positive connections and an aptitude for sales and marketing. This role is responsible for understanding, executing and achieving the leasing and renewal goals for the specific community. This position requires accountability and attentive customer service when interacting with residents, associates and vendors. Primary Responsibilities
Walk the marketing tour path, open target viewing apartments, ensure clean and rent-ready apartments, model homes and community amenities Coordinate daily activities through the management of People, Product, Price and Promotion Exercise discretion and independent judgment in daily marketing and advertising functions to enhance performance Manage effectiveness of mini model items, placement, and presentation Manage timely responses to resident and prospective resident calls and emails; monitor and verify traffic in queue is responded to daily Respond to resident and prospective resident calls and emails promptly in the morning Answer incoming calls, convert phone calls into walk-in traffic, set viewing appointments; ensure all leasing traffic is recorded and input daily Tour prospective residents with energy and enthusiasm the Weidner way Ensure successful leasing by facilitating the application process at the end of the tour Maintain strong competitive leasing closing ratio Review and process all applications immediately upon receipt Timely and respectful communication with applicants upon receiving results Follow Weidner Move In Experience with all approved applicants Maintain in-depth knowledge of the community, residents and competitor properties at all times Maintain and follow up on traffic in queue Oversee completion of market analysis and shop competitive properties at least monthly; implement marketing and leasing strategies daily Meet with Community Director regularly to review leasing performance and goals, to improve leasing initiatives and strategy Actively manage lease renewals in a timely manner and develop retention program Qualifications
2+ years of property management experience required Prior customer service experience required Complete tasks in a safe and efficient manner Ability to work in a fast-paced environment with strong motivation to learn and contribute daily Able to give professional directions clearly in person, over the phone, email, and text Experience with Microsoft Word, Excel, PowerPoint and Outlook preferred Yardi and Paycom experience preferred; willing and able to learn new software programs Follow Weidner’s Mission, Vision and Values and comply with all Weidner policies and procedures as well as Fair Housing, local, state/province, and federal laws Prompt, regular attendance; wear company dress code / uniform & maintain professional appearance Work effectively and cooperatively in a team environment and/or independently Ability to work outside of normal scheduled hours as needed Willing and able to be assigned to other Weidner properties as needed Working knowledge of English; detail oriented, well organized Must agree to a criminal background check and sign an agreement for voluntary drug testing Must have access to personal vehicle and/or reliable transportation Driver’s license, vehicle and vehicle insurance must be valid and unexpired and match the country of work Additional Details
