Position Summary:
The Environmental Services Director is responsible for overseeing the day-to-day operations of the community’s physical plant. Oversees the general operations of maintenance and housekeeping to ensure that the community and resident apartments are maintained in a safe, clean, and comfortable manner. Assume responsibility for the overall cleanliness, sanitation, safety and organization of the physical plant of the facility. As a Department Head, the Environmental Services Director coordinates with maintenance and housekeeping staff, including recruiting, hiring, scheduling, coaching, and monitoring performance.
Essential Functions:
Recruits, hires, and supervises staff in maintenance and housekeeping.
Provides performance feedback to staff and monitors performance to ensure high quality services are delivered consistently.
Maintains department staffing schedule and ensures appropriate staffing coverage daily.
Aware of federal and state laws and regulations regarding assisted living/memory care, including fire safety code; ensures regulatory compliance.
Understands HVAC and can operate and maintain equipment.
Replenishes and maintains supply levels in work areas.
Ensures tools, work areas, and equipment are clean, in proper working order, and properly stored.
Maintains facility and equipment for resident comfort and convenience.
Repairs equipment and documents hazardous conditions.
Replaces light bulbs and exit lights as needed.
Conducts daily inspections of buildings, grounds and equipment to determine maintenance needs.
Maintains drawings, plans, and manufacturer’s instructions and warranty information on equipment.
Supervises safety and fire protection programs; inspects areas weekly.
Directs staff and residents in emergencies.
Ensures staff follows OSHA safety practices and maintains the facility’s organization.
Maintains general appearance of the building and assists with events as needed.
Maintains a preventive maintenance log for mechanical systems.
Oversees landscape and removal contractors to ensure quality work.
Establishes and manages a preventive maintenance schedule and a work-order system.
Keeps monthly budget tracking and collaborates with the Executive Director on budget goals.
Monitors overtime and develops staffing plans to address overtime concerns.
Participates in required in-services and ensures departmental compliance.
Maintains confidentiality of resident information.
Submits invoices and spend-down reports weekly.
Performs other duties as assigned.
Compliance & Safety:
Ensures safety rules and regulations are followed at all times.
MSDS are current and displayed according to OSHA regulations.
Promotes safety standards when performing maintenance services.
Performs routine resident emergency call system checks.
Oversees safety initiatives and documents incidents as required.
Communication:
Ability to read, write, and comprehend instructions and memos; basic computer familiarity.
Effectively presents information one-on-one and in small groups to residents and staff.
Maintains open communication with the Executive Director for smooth operations.
Management Responsibilities:
Assumes responsibility for department staffing; trains and supervises staff.
Hires, orients, trains, motivates, counsels, disciplines, and supervises maintenance and housekeeping staff.
Ensures staff follow policies, procedures, and safety measures.
Prepares work and time schedules; conducts regular staff meetings and training.
Audits performance; completes annual performance reviews.
Education/Experience/Licensure/Certification:
High School Diploma or GED required.
Minimum three (3) years supervisory experience in a maintenance or housekeeping setting related to facilities operations, including HVAC systems.
Knowledge of maintenance and housekeeping practices and applicable laws and regulations for community operations.
Understanding of proper handling of biohazardous waste.
Demonstrate sound judgment and report issues to the Executive Director.
Valid Driver’s License; Commercial Driver’s License preferred.
Physical Requirements:
Physically able to bend, reach, and move in confined spaces; push/pull lift up to 60 lbs; stand for extended periods.
May require use of a Hoyer Lift or other assistive devices.
Weekend and holiday work as assigned; on-call availability.
May work odd shifts or extended hours; exposure to varying environmental conditions.
Criminal background check required; random drug testing may be required.
