Overview Associate, Self-Storage Asset Management role at Nuveen, a TIAA company. The position is responsible for helping maximize the value of the organization\'s self-storage real estate portfolio through active support of managing, leasing, renovations + expansions, and recapitalization / dispositions of domestic real estate investments. Nuveen owns approximately $2.5 billion of self-storage assets in the U.S. and works with several joint-venture partners and operators. The in-house asset management team focuses on optimizing cash-flow, minimizing risk, and evaluating challenges and opportunities. The role reports to the Head of Self-Storage Asset Management and is part of the broader Nuveen Alternatives Housing team.

Key Responsibilities And Duties

Manage an existing and growing portfolio of self-storage real estate assets across risk profiles (core, core-plus, value-add, and development).

Regularly engage with operating partners to maximize Nuveen\'s interests and investment performance.

Prepare and review annual business plans, operating budgets, and capital budgets; monitor performance against budgets.

Conduct financial analysis/modeling to assess current and projected investment performance.

Assess capital needs/expenditures and work with operating partners to develop long-term capital plans aligned with strategy.

Identify and execute on assets for conversions to climate/temperature-controlled storage and expansion opportunities.

Monitor capital improvements and draw requests.

Prepare property activity deliverables (monthly, quarterly, annual, ad hoc) including review of financial data, variance explanations, compliance reporting, property audits, and key reports.

Support the transactions team in underwriting, due diligence, and onboarding for new assets; assist in disposition/recapitalization planning to optimize returns.

Research current real estate market issues impacting the portfolio.

Support ESG, technology, and other Nuveen initiatives beyond financial aspects.

Maintain knowledge of current real estate market conditions in submarkets where assets are located.

Perform and review quarterly valuations/appraisals for fund requirements.

Educational Requirements

University degree preferred

Work Experience

2+ years required; 3+ years preferred

Required Qualifications

2+ years of commercial real estate experience

Preferred Qualifications

3+ years of commercial real estate asset management and/or acquisition, preferably within self-storage

Self-storage experience

Bachelor\'s degree, preferably in Business, Finance, Real Estate, Accounting, or other relevant areas

Excellent interpersonal and communication skills, both written and verbal

Strong knowledge of commercial real estate fundamentals including operations, budgeting, financial reporting, cash management, and general finance and accounting principles

Self-motivated with strong analytical and quantitative skills

Proficiency in Microsoft Excel, PowerPoint, Word and Yardi

Travel required

Anticipated Posting End Date 2025-10-17

Compensation Base Pay Range: $91,700/yr - $132,000/yr. Actual base salary may vary based on experience, location, and other factors. In addition to base salary, compensation may include incentives or performance-based programs where applicable.
