Floating Assistant Property Manager

Assist the property manager in managing the day-to-day operations of the property, including resident satisfaction, retention, and full resident lifecycle activities. Understand the operations guidelines established within the property management agreement. Maintain all accounts receivable including collecting rent, posting rent, making daily bank deposits, and maintaining a balanced, accurate rent roll. Complete daily, weekly, and monthly financial and leasing reports. Audit records to identify dates requiring administrative action (lease expirations, delinquent accounts, unlawful detainers). Collect delinquent account balances from previous residents. Process evictions, including paperwork, notices, and court appearances as needed. Lease apartments as needed. Monitor shopping of competitive properties and analyze market conditions. Inspect buildings and grounds for safety and cleanliness; coordinate with maintenance for repairs. Process move-ins, move-outs, and lease renewals; audit lease agreements and resident files for accuracy. Assist with training staff on leasing, marketing, maintenance, and general office operations. Prepare routine correspondence, notices, and other letters and memorandums. Support resident relations and problem resolution; assume responsibility for property operations in the absence of the property manager. Comply with company policies, health and safety rules, and applicable laws. May perform other duties as assigned. Qualifications
High school diploma required; bachelor’s degree preferred. Two to three years of property management experience required. Knowledge of resident rental lifecycle activities required. Real estate license preferred or may be required in some locations. Prior experience with Yardi Voyager or equivalent system preferred. Basic Microsoft Office knowledge (Outlook, Word, Excel, PowerPoint). Strong interpersonal and communication skills; ability to handle confidential information; ability to work independently in a fast-paced environment; strong organizational and time-management skills. Must have a valid driver’s license, clean driving record, and current auto insurance; safety compliance and Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days of employment.
