Beechen & Dill Homes is a family-owned homebuilder serving Chicago's western and southern suburbs. We seek a proven leader in land acquisition to join our team. The Land Acquisition Manager is a strategic, high-impact role reporting to the President and responsible for identifying, evaluating, acquiring, and guiding land development to support long-term growth. This role involves scouting opportunities, building community relationships, managing negotiations, due diligence, and development to ensure competitiveness in the residential marketplace. What You'll Do

Market Research & Sourcing

Build and maintain relationships with landowners, brokers, municipalities, and community leaders. Track local land transactions, zoning updates, and market activity across Chicago\'s western and southern suburbs. Conduct market analysis and feasibility studies to identify acquisition opportunities. Leverage GIS and other tools to research and track land opportunities. Contracting & Entitlements

Negotiate and secure competitive prices and terms for land purchases. Draft letters of intent and work with legal counsel on contracts. Manage the due diligence process, including surveys, title, environmental, and soil studies. Represent Beechen & Dill Homes before municipalities, agencies, and community stakeholders. Development Oversight

Prepare and manage proformas, estimating hard and soft costs and carrying expenses. Select and oversee contractors, engineers, and consultants. Assist with permitting and regulatory processes. Oversee development activities through community turnover to municipalities. About You

Bachelor\'s degree in Business, Engineering, Real Estate, or a related field. 5+ years of progressive experience in land acquisition within residential homebuilding. Strong financial acumen with advanced Excel and pro forma modeling skills. Skilled negotiator with proven ability to build trust and influence diverse stakeholders. Knowledge of Illinois zoning, entitlements, and land development processes. Strong work ethic, problem-solving skills, and ability to anticipate challenges with creative solutions. Effective communicator, both written and verbal, with confidence presenting in public forums. Compensation & Benefits

Base Salary: $110,000 annually. Commission: $1,000 per developed lot, structured 50% on contract and 50% on deal closure.
