In-Office Overview
The Asset Manager is responsible for traveling to, coordinating, and preserving foreclosed and repossessed homes owned by VMF to sell as inventory on vmhomes.com. This position reports to the Remarketing Regional Manager. The Asset Manager manages multiple properties which typically involves procuring the property, cleaning out the home, deciding to either wholesale or renovate the home, and to help market and sell the home. In coordinating these processes, this position also involves relationship building and maintenance with retailers, investors, community operators, realtors and contractors in the area of assigned inventory. Asset Managers work in assigned regions usually consisting of a few states with the goal of selling and increasing recoveries. Responsibilities
Coordinates travel and organizes in person home visits from securing of property to sale of the home. Secures homes by executing writ of eviction, changing locks, working with landowners and local authorities as necessary. Assesses home on site, takes pictures, completes condition reports and enters information into internal documentation system. Reviews estimates, surveys, realtors marketing analysis, all other pertinent information to determine the most cost-efficient way to resell and re-market the home. Performs land surveys, where applicable, to assure home is located on property pledged. Locates, interviews, and hires local vendors: i.e., general contractors, mowers, surveyors, realtors. Gathers and reviews all estimates from contractors to determine cost of home reconditioning and assure costs and scope of work are competitive based on the market and area. Monitors all expenses, reviews invoices, and forwards for payment as necessary. Revisits and inspects homes to ensure all services are performed and that home is secure. Controls inventory level by adjusting pricing and home as needed to make sales. Market and Sell Homes
Inputs all homes into internal inventory system (LINK). Creates orders and distributes marketing signage in and around home to promote locally. Collaborates with Direct Sales and Marketing team to sell homes at maximum recovery. Partners with internal departments to determine condition of home, value of home and land, approximate refurbishment costs, and net value of account. Responsible for training realtors to understand business models. Utilizes local relationships to promote homes by meeting with realtors, investors, dealers, manufactured home parks, manufactured home lots, and home shows. Other Duties

Education: High school diploma or equivalent required; college preferred Experience: 3+ years’ experience in sales and/or the mortgage lending field preferred; 5 years relevant experience; 9-10 years related experience in lieu of degree. Must have strong computer skills with ability to navigate Microsoft Office Suite. Ability to communicate effectively via phone, email, and in person. Ability to gather facts accurately, analyze causes, evaluate alternate solutions, and arrive at sound conclusions. Ability to manage multiple and/or conflicting responsibilities. Understanding of collection and repossession procedures. Attention to detail, organizational skills, and adaptability. Market awareness to recognize dynamics and changes. Ability to self-manage daily operations within territory. Ability to negotiate well and often. Strong relationship-building skills. Ability to exchange accurate information at all times. Ability to identify and assess account status and determine appropriate process. Physical Demands
Must be able to remain in a stationary position 50-75% of the time. Will be communicating 50% of the time over the phone. Will operate a computer and other office productivity equipment. Ability to travel by car/plane for extended periods; must be able to drive to inventory and inspect premises. Work in a state-of-the-art, indoor temperature-controlled environment. Benefits
