Job Description Total Wrecking is looking to hire a Project Manager for oversight of large-scale asbestos abatement and demolition projects. Must be able to read and understand project plans and specifications. Experience with waste tracking/manifesting, recordkeeping, submittal preparation, planning/scheduling, and subcontractor oversight and coordination is preferred.

Responsibilities

Report directly to the Managing Member and Senior Project Manager.

Oversee all aspects of demolition projects from planning to implementation.

Develop, coordinate and maintain the following scope of work activities:

Schedule of Values

Submittals

Pay Requisitions

RFI

RFC

Project Schedule

Develop cost, schedule, and scope for Change Orders.

Assist with estimating in the awarding of contracts.

Allocate resources for assigned projects:

Labor

Material

Equipment

Supervise Superintendents.

Interface with:

Project Inspectors

Contractors

Architects

Engineers

Clients

City, County, State and Federal Representatives

Negotiate with Subcontractors.

Issue Subcontracts.

Review Insurance requirements for each project.

Maintain high standards of workmanship that adhere to original plans and specifications.

Sense of urgency to deliver projects on time with zero punch lists.

Ability to face challenging situations.

Make effective decisions on a timely basis, sometimes with limited information.

Dedication to delivering a safe and productive work site.

Ability to work with multiple internal departments at a single time.

Requirements

Bachelor in Engineering, Business or equivalent

5 years previous experience in Project Management

Self-motivated and organized

Strong leadership qualities

Strong negotiation skills

Deadline & detail oriented

Ability to use Microsoft Products, e.g. Outlook, Word, Projects, Excel

Knowledge of Scheduling Software (Primavera preferred)

Contract negotiation and development

Ability to read project documents (drawings, specifications, contracts)

Track production

Coordinate with remote jobsites

Manage Purchase Orders

Obtain and review quotes

Ability to work on multiple projects at a single time

Excellent communication skills

Excellent written, oral, verbal, public speaking and presentation skills

Working knowledge of contract and municipal law preferred

Familiar with BlueBeam or the ability to learn new software quickly

Able to respond quickly and calmly under pressure

Deadline and detail oriented

Strong leadership skills

Self-motivated and organized

Understanding of hazardous materials and hazardous communication

OSHA 30 required

Hazardous Communication preferred

Salary $85K - 110K, DOE
