Meets with prospective residents, identifies housing needs, interviews to determine eligibility based on established criteria, shows vacant/model suites and property amenities using company-approved techniques. Quotes rental rates and promotions. Makes follow-up calls, sends literature, pursues rental status. Collects funds related to applications, security deposits, and rentals. Manages all internet leads and follow-up. Maintains social media activities and strives to increase engagement through postings and responses to reviews and ratings. (30%) Completes applicant screening process and prepares appropriate correspondence based on the result. (15%) Prepares leases and related leasing addendums. Maintains lease records/files. Maintains property waiting list and other updates to records/reports in accordance with policy, affordable housing programs, and HUD/Agency regulations. (15%) Supports and ensures timely input, proper use, and full utilization of on-site PC-based property management software for leasing data. (10%) Ensures apartments are ready for occupancy by inspecting, placing move-in products, and performing last-minute touches when necessary. Distributes keys, move-in package, safety video, and other paperwork at lease signing. (10%) Maintains current knowledge of marketing/leasing techniques. Strives to attain affirmative marketing goals. Prospects for new residents through outreach, direct marketing, cold calling, literature distribution, and outreach to government, social, religious, and community organizations. Maintains knowledge of apartments, amenities, and local agencies/attractions to residents. Monitors current rental rates and promotions of competitive properties, including visits to competitor properties to understand product, marketing, and sales techniques. (5%) Assists in mentoring newly hired leasing consultants. (5%) Qualifications

High school diploma/GED required Associate degree in Customer Service/Hospitality preferred 1–2 years of leasing or sales experience required 1–2 years of multisite experience preferred Valid driver’s license depending on property preferred Required skills: fair housing laws, affordable housing programs, Microsoft Office, personal accountability, persuasiveness, and customer service Preferred skill: Yardi/CRM 8 May be required to work weekends (Saturday and Sunday) Incentives
