Job Description

What does this role entail? The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Roles You Will Play:

Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing. Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.

Designs and executes offsite marketing activities to drive traffic to the property, including resident referral and employer outreach programs, using internet marketing tools, social media, and other property-specific marketing plans.

Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements. Keeps informed of changes in technology, industry standards, leasing and sales tools and processes.

Lease enforcement processes – apartment inspections, evictions, collections, notifications, and other processes as outlined in the lease agreement and takes appropriate action.

Follows up with prospects and new residents to ensure satisfaction and finalize decisions to lease and/or renew. Supports lease renewal program and ensures renewal documents are signed and implemented on time. Responds quickly and courteously to resident concerns and questions and takes prompt action to solve problems or communicate requests to the appropriate person(s).

Responsible for safety, cleanliness, and general appearance and appeal of the property, reporting mechanical/electrical malfunctions and injuries. Ensures show units meet the Company’s standards for show quality.

Resolve customer complaints and issues. Stay informed about market and competitor conditions and implement short- and long-term marketing plans to sustain occupancy.

Work Hours and Environment

(may vary by state and location):

Schedule 40 hours in a regular work week

Typical Site Hours of Operation (may vary by site):

Monday – Friday: 9am – 6pm

Saturday: 10am – 5pm

Sunday: 1pm – 5pm

Essential Requirements

Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.

Works in an office environment but also has frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.

Qualifications Summary

Education and Experience:

Education: High School Diploma or GED Equivalent

Experience Preferred: Property Management, Sales, Marketing, and Customer Service background sufficient to manage the day-to-day operation of an apartment community.

Advanced Skills: Communication, Presentation, and Delivery Skills with ability to connect to people at all levels.

Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes. Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).

Licenses and Certificates: Current Valid Driver's License

Physical Requirements

Weights: Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance.

Mobility: Frequently stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently sit and perform keyboard work.

Travel: Routine local travel may be required for meetings and training.
