Job Title : Assistant Property Manager, Multifamily (Floating) Job Description Summary The Assistant Property Manager is responsible for maintaining our communities to a market-ready standard, ensuring a high level of service at all times. Assistant Property Managers are also responsible for building and motivating high performing teams to maximize the performance of the property. Responsibilities

Ensure the smooth running of the community in a fast-paced environment. Assist the Property Manager with the overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc. Assist the Property Manager with providing superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to ensure completion to company standards. Track and evaluate advertising and all client traffic. Assist the team by maintaining and modeling the Cushman & Wakefield mission to be the best national management company. Assist the Property Manager with the day-to-day operations of the onsite team, ensuring that all Cushman & Wakefield policies and procedures are followed. Maintain effective on-site staff through interviewing, hiring, and coaching as necessary. Maintain residents' files in accordance with company standards. Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up. Manage and maintain all aspects of the overall community budget and finances. Work with leasing staff to ensure that leasing/marketing goals are being met. Competencies

Effective communication and customer service skills. Computer literate, including Microsoft Office Suite and internet navigation skills. General office, bookkeeping and sales skills and excellent oral and written communication skills. Determine leasing opportunities of staff and work on goal setting to improve performance. Supervise day-to-day operations of the team, ensuring that all Cushman & Wakefield policies and procedures are followed. Work with leasing staff to ensure that leasing/marketing goals are being met. Ability to manage a team. Perform other related duties as required or assigned. Education and Experience

Bachelor’s Degree preferred High School Diploma, GED, Technical or Vocational school required 3+ years of Property Management experience 1+ years of Management experience Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel between properties in varying weather conditions. Physical Demands

The physical demands described here are representative of those that must be met to perform the essential functions of this job. The employee may need to stand and walk for extended periods, ascend/descend staircases, ladders, or step stools, and may travel between buildings in varying outdoor weather. The role may require remaining in a stationary position for up to 85% of the time and travel up to 15% of the time. The employee must be able to exert up to 25 pounds occasionally and frequently and/or up to 25 pounds of force to move objects. Other Duties

Compensation will vary by location, eligibility, and experience. The company will not pay less than minimum wage for this role. The compensation for the position is: $25.50 - $30.00.
