Overview
Asset Manager at the Raines Company. The Asset Manager is responsible for maximizing the value and performance of a portfolio of 13-hotel assets and 3 shopping centers. This position serves as the primary liaison between ownership and hotel operators, ensuring each property meets financial, operational, and strategic objectives. The ideal candidate has a deep understanding of hotel operations, financial analysis, capital planning, and real estate investment principles.

Responsibilities
Serve as the owner’s representative for a portfolio of managed or franchised hotels.
Conduct regular financial performance reviews including P&L analysis, benchmarking, and forecasting.
Identify opportunities to increase asset value through revenue enhancement, cost control, capital investment, and operational efficiency.
Oversee capital expenditure planning, budgeting, and project execution in collaboration with property teams and corporate stakeholders.
Review and approve annual business plans, operating budgets, and capital expenditure budgets submitted by hotel management.
Monitor market trends, STR reports, and competitive positioning to inform strategic decision-making.
Conduct site visits and maintain strong working relationships with General Managers and property leadership teams.
Evaluate operator performance and compliance with management agreements; recommend changes when appropriate.
Assist in underwriting and due diligence for acquisitions, dispositions, and refinancing efforts.
Prepare presentations and reports for internal stakeholders, investors, and ownership groups.
Experience working with branded and independent hotel operators.
Familiarity with property improvement plans (PIPs), management contracts, and franchise agreements.
Advanced Excel skills and familiarity with BI tools or asset management software.
Other duties as assigned.
Qualifications
5+ years of experience in hotel asset management, hotel operations, or hospitality investment.
Bachelor’s degree in Finance, Hospitality Management, Real Estate, or related field; MBA or Master’s degree preferred.
Strong analytical skills with proficiency in financial modeling and performance analysis.
Working knowledge of hotel operating statements, STR, P&L statements, and capex planning.
Proficient in Microsoft 365, BI tools and similar applications.
Must possess a valid driver’s license and reliable transportation.
Must speak English fluently.
Must have excellent written and oral communication skills.
Mathematical skills include basic math, budgeting, profit/loss concepts, percentages and variances; problem solving, reasoning, and organizational and training abilities.
Ability to effectively multi-task.
Travel Up to 100% travel requirement. A company truck will be provided; must possess a valid driver’s license.
Work Hours and Schedule This is a full-time position based on a five-day work week. The Asset Manager is expected to be available for occasional after-hours support, including weekends, for urgent property-related issues. Flexibility and responsiveness are required to oversee operational continuity across all properties.
