Thomas Custom Builders, a family-owned design-build firm specializing in custom residential construction in Northern Virginia, is seeking a skilled Residential Construction Estimator to join our growing team. The Estimator will play a vital role in analyzing project documents, preparing accurate cost estimates, and collaborating with the design and field teams to ensure successful project delivery. Analyze drawings, specifications, and project documentation. Assemble accurate and timely estimates for Stipulated Price, Design-Build, and Construction/Project Management projects. Provide clear, detailed quantity take-offs. Write detailed, project-specific scopes of work for proposals. Organize subcontractor quotations, negotiate pricing, and issue documented purchase orders. Calculate and track all material, labor, and project costs. Develop complete project budgets and cost breakdowns. Consult with design teams, field staff, and subject matter experts to ensure accurate estimates. Work with field personnel to address pricing or cost concerns. Maintain unit pricing and cost databases. Participate in client meetings to discuss project options and budget guidelines. Support project progress by providing well-documented files and cost records. Qualifications

3+ years of proven estimating experience, including projects up to $2 million. Experience in the ICI (Industrial, Commercial, Institutional) building sectors preferred. Strong math, science, analytical, and critical thinking skills. Proficiency with estimating software and spreadsheet design. Detail-oriented with excellent organizational skills. Exceptional written and verbal communication abilities. Knowledge of plumbing, electrical, HVAC, and mechanical systems. Ability to work effectively as part of a team in a fast-paced environment. Valid driver's license and reliable vehicle. Degree or certificate in engineering, architecture, or construction management is an asset. Benefits
