Job Purpose Supports the operations of the Engineering and Risk Management functions of the building. The upkeep, rehabilitation, and maintenance of the entire building facility, including the physical building structure, all mechanical, electrical, HVAC systems, and related equipment in accordance with energy conservation and preventative maintenance programs. Also responsible for associate and guest safety.

Reports To Director of Engineering

Work Environment Maintenance Shop, Mechanical Rooms, Roof Tops, Building Exterior, Satellite Administrative Office (160 Varick), Hotel Units, Meeting Spaces, F&B Outlets and Kitchens, BOH Areas, and Ops Center.

Qualifications

Four Year College Degree

6-6 years experience in a hotel or related field in a maintenance or operations capacity

Fluency in English both verbal and non-verbal

Provide legible communication and directions

Compute basic arithmetic

Ability to:

Perform job functions with attention to detail, speed and accuracy

Prioritize, organize and follow up

Be a clear thinker, remaining calm and resolving problems to the guest satisfaction

Follow directions thoroughly

Understand guest’s service needs

Work cohesively with co-workers as part of a team

Work with minimal supervision

Maintain confidentiality of guest information and pertinent hotel data

Certificate of fitness for standpipe and sprinkler system with fire pump, emergency generators, certified pool operator’s license, and EPA refrigerant recovery certificate

Ability to input and access information in the property management system/building automation system/k e y system/computers

Experience in the Hospitality Industry in a similar position

Physical Abilities

Endure various and repetitious physical movements throughout the work areas

Reach high areas and in hard to reach corners, forward bending and kneeling, lifting

When necessary, remain in stationary position for long periods throughout work shift

Satisfactorily communicate with guests, management and co-workers to their understanding

Work safely at heights that require use of ladders or lifts. Work safely in confined spaces

Essential Job Functions

Supervision

This position is directly responsible for the supervision of the Engineering team. Lead or otherwise facilitate the transfer of information regarding priorities, assignments, and problem solving at the various briefing sessions each day.

Guestroom Maintenance Program

- Supervise and participate in all preventive and general maintenance programs by:

Maintaining a room’s maintenance strategy

Maintaining tracking data, check sheet and logs

Planning and scheduling preventive maintenance

Planning and scheduling corrective maintenance

Planning and scheduling project work

Regular inspections

Administration

Operation and implementation of the property electronic work order system to include monitoring issues and requests, directing service orders to staff, report, editing staff members and communication devices.

Fire-Life Safety

Monitor systems as necessary, be fully informed of system operation, and handle emergencies involving the systems. Working knowledge of fire sprinkler and emergency power systems.

Energy Conservation

Observe and analyze energy and utilities usage in the hotel and on the grounds. Look for ways to conserve energy and report ideas to Engineering Management.

Emergencies

Be available for emergencies and act in an engineering capacity to protect guests and employees, and preserve the building and its systems. Restore normal operations quickly and inform Engineering Management of emergencies.

Accident Prevention and Safety

Be aware of all existing departmental Job Safety Analysis and strive to work in an accident-free manner and create a safe work environment. Identify and correct hazardous conditions.

Support in-room technology including Wi-Fi system, cellular antenna system, entertainment systems, electronic controls and lock systems.
